The person who put the hole in your roof probably was not a roofer.
Most commercial roof leaks start within a few feet of the AC units.
A technician comes up to do a repair. Sets a tool down. Drops something heavy. Punctures the membrane without ever noticing.
He is not being careless on purpose. He came up to fix an AC unit. The roof was never his job and nobody asked him to look at it.
So he finishes, he walks, and nobody says a word.
Then the next rain rolls through the Valley and you find out.
That is the part that gets building owners. Not the repair bill. The fact that it was preventable and nobody was up there watching.

Here is what actually happens on a maintenance visit.
We pressure wash the surface.
We check every drain.
We check every roof pe*******on.
We check every pipe vent.
We check the walls.
Then we make sure that roof is in the same condition we left it in the day we installed it.
And there is a piece of this that shows up on a bill you are already paying.
A clean white roof reflects heat instead of holding it. That reflectivity takes load off your AC units, and your energy cost comes down with it. Look at how dark that roof was before we touched it. That is not a filter. That is years of the Valley sitting on it.
