Why 3-Tab Shingles Are a Poor Choice for Coastal Georgia
Three-tab shingles are an outdated roofing system that we generally do not recommend for homes in Coastal Georgia. Our area is exposed to tropical storms, hurricanes, thunderstorms, and frequent high-wind events. Georgia's current building standards specifically recognize the need for increased wind-resistant construction, with high-wind provisions addressing design speeds from 100–130+ mph depending on the jurisdiction and construction standard.
Traditional 3-tab shingles are thinner and lighter than modern architectural shingles and typically have lower wind-resistance ratings. As they age, the adhesive seals can deteriorate and individual tabs become increasingly vulnerable to lifting, creasing, tearing, and eventually blowing off during storms. Once shingles are lost, the underlayment and roof decking become the home's remaining protection against water intrusion.
For homeowners, replacing an aging 3-tab roof with a properly installed architectural shingle system provides a heavier, stronger and generally more wind-resistant roofing system, along with improved appearance and typically better manufacturer warranty options.
Buying a House With 3-Tab Shingles
A home having 3-tab shingles isn't automatically a reason not to purchase it, but in Coastal Georgia it should be treated as a potential near-term roofing expense. Buyers should have the roof professionally inspected and determine its age, condition, installation quality and remaining service life.
If the roof is older or showing lifted, curled, cracked, missing or previously repaired tabs, buyers should consider negotiating replacement into the purchase price or requesting replacement before closing.
Bottom line: In Coastal Georgia, the roof is one of the home's primary defenses against severe weather. When buying a house with an aging 3-tab roof, don't just ask, “Does it leak today?” Ask, “How will this roof perform during the next major storm?”
