Today, Cristian helped a homeowner with their tankless water heater maintenance by hooking up a descaling pump to flush out the sediment and keep the system running efficiently and reliably. Did you know that older toilets can chug through up to 5 gallons of water per flush?! 🚽💦

For comparison, newer toilets use about 1 gallon. That's a lot of wasted water (and money) going down the drain every day.

Some of you might remember the power surge near Montgomery Station that set off an explosion big enough to knock BART offline this past December.

A new state law, SB 593, makes it mandatory for large utilities to study serious surges and report back by 2027, which should hopefully lead to better protections and solutions in the future.

Your water bill is going up, and California's new conservation mandates may be part of the reason. Starting in 2027, water agencies that can't keep residential demand under 47 gallons per person per day will face penalties, and they may already be passing the cost of compliance on to customers.

A few facts every Bay Area homeowner should know:
💧 47 gallons is the agency's budget, not your shower timer
🚿 No, the state is not counting your shampoo minutes (we promise!)
📈 SFPUC and Cal Water rates are already going up
🚽 A high-efficiency toilet can save up to 13,000 gallons a year
🔧 Low-flow showerheads, aerators, and other upgrades can also help.

Today's project takes us to Redwood City, where Pablo is installing a brand-new Puronics Filtration Water System alongside a Navien NPE-240A2 tankless water heater.

This install included:
• A Puronics water softener with its dedicated brine tank
• The protective waterproof cover installed over the control head
• A new Navien NPE-240A2 high-efficiency tankless water heater
• New service ports for easier future maintenance
• A new GFCI outlet and expansion tank installed to code
• The system performing its initial carbon media backwash before it's placed into service

That backwash is an important part of the installation. The filter is filled with activated carbon, and before we send water through the home, we flush out any carbon dust or debris left over from manufacturing. Once that's finished, we switch the system out of bypass and the home is ready for clean, softened water.

It's one of those steps most homeowners never see, but taking the time to do it right helps ensure the system performs exactly the way it's supposed to.

What does a certified backflow test actually look like?

Come along with one of our Caccia Home Services plumbers as he performs a full backflow preventer test on an LF009M2QT assembly using a Midwest Model 845 five-valve test kit.

In this video you'll see:
• Why every valve is checked and closed before testing begins
• How the water supply is temporarily shut off to perform an accurate test
• The correct gauge setup, including opening the high side one full turn and the low side just a quarter turn
• How we verify Check Valve #2 closes tightly by monitoring pressure movement
• What a stable reading of 8.7 PSI tells us about the assembly's performance
• Why reviewing previous test records matters—and how discovering this fire suppression backflow hadn't been tested since 2023 could prevent future compliance issues

Backflow preventers are one of the most important safety devices in any plumbing system. Their job is to stop contaminated water from flowing back into the public drinking water supply, which is why annual testing is required for many commercial properties and some residential systems.

This is just another day in the life of a Caccia Home Services plumber - combining precision, code compliance, and preventative maintenance to help keep the Bay Area's water supply safe.
