We are making steady progress on our landscaping project in Irvine. Pouring concrete with a Topcast #1 sand finish. Since we did a soils report on this project we knew we had to mitigate expansive soils. Minimum requirements from the soils engineer is 16” on center #4 rebar. Since we are required to put 12” on center rebar within 3’ of the pool by code we carry that throughout the deck. The wire mesh we lay on top helps to reduce shrinkage cracks. Thanks to for that detail.

Sometimes you have to set up your own precast coping factory when you have different finishes, thicknesses and sizes to create a cast in place concrete coping look over an overflow gutter.

After some engineering redesigns required by the city we are back on our Irvine masonry/landscape project making good progress. Nice to get this one moving again.

We have been busy getting some projects wrapped up. Here are some progress photos from our Rossmoor project. Since the soil was expansive we installed 9” of compacted road base to counteract the potential soils expansion. Doing this ensures you won’t have wavy pavers in the future. The Bisazza tile blend is coming out nicely. Can’t wait to see this one finished.

Finished up our commercial pool, deck and drainage project in Playa Vista. Commercial pools in the past have been unattractive to look at but in the last few years they have been designed to be more appealing to potential renters. This one would be came out very modern and appealing to to younger people who mainly rent these units. It also shows that just because it’s a commercial pool doesn’t mean it can only have gray concrete and sky blue tile.

When you get done with a project 7 months ago for a great client and she ask you to come back to build a metal roof cabana you figure out how to make it happen even when your in the middle of a construction boom.

We rarely do remodels because most contractors we bid against do not ensure that they have 3” of concrete over the existing rebar after chipping out the old plaster . They also do not allow for proper cure times for concrete, thin set, or encourage the client to update their mechanical system and hydraulics. Prepping and installing new Shotcrete over old concrete always takes proper time and effort to do. We love finding clients that let us do it the right way.

We are pushing hard to finish up our commercial project. It took a year to get the permit and we want to get it filled up for the summer. The architects goal was to give the area more deck space and make it into a more modern looking space and turn it into a party pool for the younger clientele that lives in the apartments. Instead of tearing out the old pool completely we built the new structure inside the old and used structural foam to fill in the gaps.

We got some final pictures of our Carlsbad project. This yard is an good example how to design small yards. The lineal lines match the homeowners desire that everything be perfectly lined up. She had great taste in the selection of materials and was great to work with! This one turned out beautiful! To many details to mention.

We haven’t posted anything on this job yet because the transformation of the yard is night and day but we couldn’t wait any longer. We had some initial challenges with the sand but we are finishing it out with beautiful Bisazza tile and Radiant Micro Fusion pebble. It’s going to look beautiful! More pictures to come.

Let’s make today Toekick Tuesday. It’s one of our favorite details and we have been doing it over the last 6 years. We have refined it over the years but every client loves it. Especially ones that had spas before and hated having to step on drain covers.
