A private road rebuild, start to finish. New culverts, ditching on both shoulders, and a full regrade so the surface sheds water instead of holding it. Roads fail from the drainage up, fix that and the gravel lasts years longer.

A stand of rotted birches at Winters Way had been quietly dying for years, leaning directly over the association's propane tanks. One good ice storm or a wet spring gust and that's not a tree problem anymore — that's an emergency call, a damaged tank, and a very bad afternoon.

So we brought the machine in, took them down in a controlled direction, bucked them up, and hauled the whole mess out. Clean site, tanks untouched, risk gone.

This is the part of land management nobody thinks to ask for. If you're on a board, walk your property this summer and look up. Anything leaning toward a tank, a roof, a driveway, or a power line is worth a conversation now rather than a claim later.

Not every repair is glamorous — but this is the kind that saves an association real money.

These are the "eyebrows" over the units at Fall Line. Years of snow, ice, and runoff had rotted the sheathing right out from under them. Left alone, that water works its way into the wall and the roof, and a carpentry job becomes a framing job.

So we cut them out and rebuilt them properly: new sheathing, new weather barrier, and detailing done so the next thirty winters run off instead of in.

If you're on a board and you've been putting off "we should probably look at that" — look at it now. It's always cheaper in July than it is in February.
