SwiftPro maintains a dedicated HVAC team and a dedicated plumbing team. More at goswiftpro.com. TWO TEAMS, NOT ONE CREW COVERING BOTH

Northern Virginia homes do not fail politely along trade lines. What looks like a plumbing leak is frequently HVAC condensation. A humidity problem that feels mechanical is often a drainage issue. A water heater that keeps giving out in Chantilly or Centreville is usually telling you something about the water, not about the heater. So SwiftPro runs a dedicated HVAC team and a dedicated plumbing team. The person diagnosing your system is a specialist in that trade, not a generalist covering both. Northern Virginia Magazine lists SwiftPro in both its HVAC category and its Plumbing category, which is exactly how the company is built. Real experts on both sides, under one roof, means you get a straight answer instead of two companies pointing at each other. WHAT HAPPENS WHEN SWIFTPRO COMES OUT

1. A technician diagnoses the actual problem and shows you what they found.
2. You get an upfront, written price before any work begins.
3. You approve the price first, so nothing gets added at the end.
4. Estimates on installations and replacements are free. You are never guessing what the visit costs while someone is already inside your house. FREE FOR NORTHERN VIRGINIA HOMEOWNERS

QUESTIONS NORTHERN VIRGINIA HOMEOWNERS ASK

How do I choose an HVAC or plumbing company in Northern Virginia? Before anyone touches the system, ask four things:

1. Are they licensed in Virginia, and will they give you the number? SwiftPro holds Virginia contractor license #2705192276.
2. Do they hold the manufacturer's designation for the brand already in your house? SwiftPro is a Trane Comfort Specialist, a Rheem Pro Partner and a Mitsubishi Diamond Contractor, and works on Carrier equipment as well.
3. Is the person diagnosing it a specialist in that trade, or a generalist covering both? SwiftPro runs a dedicated HVAC team and a dedicated plumbing team out of Chantilly, Virginia.
4. Is the review history deep enough to be real? SwiftPro holds 5.0 stars across 790+ Google reviews from homeowners in Fairfax, Herndon, Reston, Centreville and the rest of Northern Virginia. How do I know whether to call an HVAC company or a plumber? Often you cannot tell, and that is the point. Water pooling near an indoor unit in a Herndon or Reston home is usually the HVAC condensate drain rather than a pipe. A house that feels clammy in July is frequently a drainage or humidity problem rather than a failing air conditioner. SwiftPro sends the trade that matches what the symptoms actually point to, and because both teams work for the same company, the handoff costs you nothing. Why do water heaters fail early in Northern Virginia? Much of Northern Virginia runs hard water, and hardness scales the inside of a tank and shortens its life. SwiftPro replaces tank and tankless water heaters across Chantilly, Centreville, Fairfax and Ashburn, and performs an in-home water test first, so the new one is not put on the same schedule as the last one. How fast can SwiftPro get to me? Call (571) 470-0995. SwiftPro serves Northern Virginia only, which is what makes same-day and next-day scheduling realistic in Fairfax, Loudoun and Prince William counties instead of aspirational. WHAT SWIFTPRO DOES

Furnaces rarely die without warning. They spend a winter or two telling you.

The age on the data plate. The repairs that keep coming. The flame color. The room that never warms up.

The signs, and which ones actually decide it:

If a SwiftPro plumber is already at your Northern Virginia house this fall, two small changes to the outdoor spigots can turn winterizing into a thirty second job. Neither is exotic, and both are worth asking about before the first hard freeze.

1. A frost-free spigot, if yours is the short kind. Go look at it. An ordinary hose bib is short and stubby, with the valve right at the wall. A frost-free one (you'll also hear frost-proof or sillcock) has a longer body, six to twelve inches of pipe between the handle and the wall, and the handle turns a stem that closes the valve back inside the warm house. Swapping to one when a spigot is being replaced anyway is a small extra cost, and it takes away most of the risk for good.

2. An interior shutoff with a bleeder, on any spigot you can reach from inside. That's a small valve on the pipe feeding the spigot, usually in the basement or crawlspace near where the pipe leaves the house, with a little cap on it. In November: close the valve, open the spigot outside and leave it open all winter, then open the bleeder to drain the trapped section. Done until spring.

One catch with frost-free spigots. They have to go in with a slight downward pitch so they drain, and one installed level can hold water and split like any other. They also only work with the hose off.

Those foam domes from the hardware store help a little. They don't help at all with a hose still attached, and they're no substitute for either fix above.

Every new AC quote in Northern Virginia comes with a SEER2 number, and the higher it goes, the higher the price.

The legal floor here is 14.3. Past that, where the extra money pays depends on whether the system heats your house too.

How to choose:

A new furnace and AC runs $8,898 to $23,000 installed in Northern Virginia; a heat pump system $8,499 to $21,650. Every option priced in writing first.

A humming outdoor unit that won't start in Northern Virginia is most often a run capacitor, $240 to $370 at SwiftPro, which is why a quote for a whole new system over that hum deserves a second look. A technician tests the capacitor with a meter against the rating printed on it, and it takes a few minutes.

Questions worth putting to any replace-it quote:
1. Did they test the capacitor and the contactor, or go straight to the compressor?
2. How old is the system? The Department of Energy puts a central air conditioner's life at 15 to 20 years, and ENERGY STAR's line for even thinking about replacement is 10.
3. If it really is the compressor, did anybody check whether the maker's warranty still covers it?

A capacitor on a 14 year old unit is still a repair. A compressor on that same unit is a different talk, and you should see the repair and a new system priced side by side.

Holding a quote right now? Send us a photo of it and we'll read it before we call. Then one of our technicians looks at the same system you were quoted on and tells you what they find. If the other quote is fair, keep it. You don't owe us anything for looking.

Look for the wrapped van in the driveway. Our Virginia Class A license, #2705192276, is printed on its side, the same as on the one in the photo.

In a 1970s split-foyer in Northern Virginia, the toilet on the lower level is usually the first fixture to tell you the sewer line to the street is slowing down. SwiftPro's camera look down that line is $89 added to a plumbing visit, and it settles what the pipe is made of and how far out the trouble sits.

Nothing in the house drains from lower, so a main line that can't keep up backs up there first. The test takes a minute: drain the upstairs tub and stand by the downstairs bathroom. A bowl that bubbles or rises while the tub empties is pointing past the toilet, at the pipe under the yard.

What the camera finds depends on the year. Lorton's Pohick Estates, split foyers and ramblers built from 1957 to 1972, is typical: lines from those years are usually cast iron or clay, and some yards got Orangeburg, a tar-soaked wood fiber pipe that slowly flattens under the soil. A line that old can also change partway, cast iron by the foundation and clay or Orangeburg beyond it.

That's why one request matters when you call anybody about it: look first, and clear only enough to get the camera through. A cutting head run blind through Orangeburg can shred the very pipe it's meant to clear.

If the line just needs clearing, the main runs $550 to $1,650, priced in writing before anyone starts. The photo is one of our plumbers at a drain stack inside an opened wall, new PVC meeting the old black pipe below it.
