Permitting in Charleston is its own kind of project, especially once a building falls inside one of the historic districts. BAR approval, material restrictions, setback rules that don't always match what the original structure has going on, it's a process that trips up teams who haven't spent real time in these neighborhoods. One missed step and a project can sit for weeks waiting on a resubmission.

This is where having JMC actually changes the outcome. We know which reviewers care about which details, what documentation gets a submission through on the first pass, and how to design around a historic constraint instead of fighting it.

Charleston's oldest church building has been standing watch over Broad Street since 1761, and its steeple has quite the story of its own. Struck by lightning, damaged by earthquakes, even removed during the Civil War to keep it from being used as a target, that steeple has been rebuilt and restored more times than most buildings see in a lifetime.

It's a reminder of what we love most about working in this city: historic preservation isn't just about keeping something old standing. It's about understanding the craftsmanship behind it well enough to bring it back, again and again, without losing what made it special in the first place.

Charleston's history is built to last, and so is the work that keeps it that way.

Demolition day always looks like chaos to everyone except the crew tearing it down. There's a method to it, a sequence figured out well before the first swing, because a clean teardown sets up everything that follows.

That's the part people don't always think about when they see the dust and debris: what happens today decides how smooth the framing goes in three weeks.

We've been doing this in Charleston long enough to know the difference between a fast demo and a smart one. Old Lowcountry buildings hide surprises, wiring that was never on a permit, framing that was patched decades ago and forgotten.

That's really the whole case for JMC in one photo: not flashy, just done right, by people who've seen this exact building type before.

Fall might be the most underrated season in Lowcountry construction. Charleston doesn't really do "leaves changing" so much as "palmettos turn a slightly deeper shade of green," but don't let the lack of foliage fool you, the building conditions are prime.

Cooler temps and lower humidity mean concrete and finishes cure faster and more predictably than they do in the heat of summer. Crews move more efficiently, materials perform better, and we see far fewer weather-related delays.

In 1931, Charleston passed the nation's first historic preservation ordinance, creating the Old and Historic District. That decision is why downtown still looks the way it does, and it's also the reason BAR review and strict permitting exist today.

It's not red tape for its own sake, it's the same instinct that protected this city's character almost a century ago, still doing its job.

When we take on a historic renovation, we're working inside a system nearly 100 years in the making, and knowing how to move through it is part of what keeps a project on schedule.

There's nothing quite like turning onto East Bay Street and seeing those pastel facades line up one after another.

Rainbow Row is one of the most photographed spots in the country, and a reminder of why building in Charleston is so special. Every project here comes with a responsibility to respect the character of this city, whether we're working two blocks away or two miles out.
