Fall is window-open season in Charlotte, and it is when a lot of people find a sash that will not stay up.
Window that will not stay open, or drops the moment you let go? That is almost never the window itself.
Double-hung windows hold the sash up with balances hidden in the sides of the frame. When one wears out, the sash gets heavy on one side or slides back down.
A quick check: raise the sash halfway and let go. If it creeps down or tilts, a balance is worn. If it stays put but is hard to move, the side tracks may just need cleaning and a little dry silicone spray.
A worn balance is a repair. The window, the glass and the trim stay as they are. And it is worth doing before winter, since a sash that does not close all the way is one of the main sources of drafts.
