Another weird one in the books! A mystery leak coming thru the 2nd floor ceiling near the ice machine stations! Leak was traveling about 10’ between the 2 layers of drywall! And intermittently at that! So had to get my powers of deduction at full speed! That and get on my hands and knees, to find the stupidly not obvious…..very obvious problem. The 3rd floor drain line got knocked out of position and was sitting on top of the floor sink! When it drained it went all over the subfloor! Check out that creature that grew in the joist space!

Today was a great day for a new customer to get his Holly Stubby floor heater rebuilt. This heater was in original condition from 52! The old parts were built like a tank! That’s how it survived 68 years! So we went through the heater in our usual fashion and came out great as usual!

This is off a RE-circulating hot water line from the basically brand new Dine-in section of the theater! Proper sizing and installation super important! Next time it goes out! I’ll put the proper size in! 1” return line was chocked down to 3/4”! So I’ll pick up the proper union half’s and replace!

Heating season is here! This gem from a 1912 home! This floor heater was in good condition! And was kinda cool to work on! The cool part were the burners, they were ceramic! Very unusual!!!
I gave Kevin a break on this one and crawled under the home and rebuilt it! Basement access! Love it! Lady was thrilled with the warmth! Cold? You know who you need to call!

And the Stubby Holly’s continue! This heater pan belongs to a rental of a sweet little older lady, and crazy enough is a general contractor! Amazing she reminds me of Mrs Santa Claus! Lol! Interesting side note she provided the original inspection cap, I used to have new ones cast. So when her tenants heater stopped working! She ignored the local guy, and called us! Who ever worked on the heater last.......ummmmm........butchered the pan because the sewer line was too close to the pan! Also the gas valve was sitting on sewer line! Lol!!! So we weren’t going to leave that mess! We had a new pan fabricated! And rebuilt the burner components and raised the gas valve to clear the sewer! This bad boy fit perfect! And will last another 20 years! The burner flames were perfect blue and clean! Love it!
Plus I got the boy a new pair of coveralls for Xmas! Lol he wanted another pair of coveralls to keep his new ones clean!!! Lol
