Dioptra

Dioptra Dioptra has been providing surveying, mapping, and GIS services since 2000. In 2007, Dioptra Geomatics & Centennial Enterprises merged to create Dioptra L.L.C.

Our objective as a company is to provide “solution oriented surveying with professional service.” We strive to assist all our clients with a complete understanding of their surveying needs. Prior to the creation of Dioptra, Rodney Burch, was the original founder of a full service surveying & engineering company in Southeast Idaho. After selling the former company and serving as the program coordin

ator of the civil engineer technology program, Rodney returned to the consulting profession doing business as Dioptra Geomatics. Together, Dioptra L.L.C., has more than 55 years combined experience in the surveying profession. In 2015, Stewart Ward, purchased Dioptra from Rodney Burch. Stewart has been with Dioptra since 2006 and is excited to continue the professional service that Dioptra’s clients expect. Stewart, along with the great staff at Dioptra, strive to provide “Solution Oriented Surveying” on every project regardless of the size and complexity.

People are often surprised to learn that surveyors spend a lot of time researching records before heading to the field.

Old deeds, subdivision plats, prior surveys, and county records all help tell the story of a property.

Good surveying isn't just measuring land.

It's understanding the history behind it.

I was able to get out of the office and in the field today to enjoy the sunshine and fresh air.
Adam Thayer and I completed some scanning on a couple of bridge decks in Pocatello for Idaho Transportation Department to compare current conditions with design information.

Smart buyers don’t wait until there’s a problem.

Ordering a boundary survey during the buying process gives you clarity on property lines, corners and potential conflicts; before you close, not after. It’s one of the most effective ways to protect your long-term enjoyment and resale value of the property.

Not all surveys—or surveyors—are the same.

Look for Idaho-licensed professionals with deep experience in local property laws, boundary standards, and county recording requirements so your survey holds up for future sales, financing, and legal questions. Knowledgeable surveyors understand Idaho’s statutes and best practices, helping you avoid costly mistakes and delays.

Want a survey done by a seasoned, Idaho-licensed professional? Contact Dioptra with your property location and we’ll share what to look for in a qualified surveyor.

Buying in an urban Idaho area vs. a rural one?

Survey costs and timelines can vary based on demand, access and local requirements. Urban lots may have more regulation and existing infrastructure; while rural parcels can be more complex in shape and terrain. Getting quotes early helps you set a realistic closing schedule and budget.

Tell us your target area (city or county) and property type and we’ll help you understand what to expect for a boundary survey.

Thinking of putting up a fence, shop, or home addition right after you buy?

If your improvements cross onto a neighbor’s property or into an easement, you could face costly tear-downs or disputes. A boundary survey before you build clearly defines where you can legally place structures, driveways and fences.

Planning a project on a new property? Contact us before you start digging; we can help you confirm your buildable area.

Did you know Idaho has specific laws about how surveys are recorded and how property corners are marked?
Working with a licensed Idaho surveyor means your property lines are documented correctly, corner markers are set to state standards, and your records can be relied on in future sales, financing, or legal questions. This isn’t the place to cut corners.

Ask your surveyor if they’re licensed in Idaho and familiar with local standards—or message us and we’ll help you know what to ask.

Pro tip for Idaho buyers:
Ask for any previous surveys, plats or recorded maps as part of your offer or due diligence. Having these documents ready can speed up the new survey process, improve accuracy and often reduce your total cost. It’s a small step that pays off big.

Not sure what survey documents to request from the seller or title company? Contact Dioptra to discuss your property and and we can help you know what to ask of the title company or seller.

Idaho’s beautiful terrain can hide boundary issues.

Steep slopes, thick vegetation and hard-to-reach corners all affect how long a survey takes and what it costs, but they also make “eyeballing” your property lines a risky guess. Planning for a boundary survey early can keep both your project timeline and budget under control.

If your dream property is on a hillside, creek, or wooded area, contact us before closing so we can talk through survey timing and access.
