Our new storm recovery guide is live. It's the one we wish every Tampa Bay owner had after Helene and Milton.

More than 120 hurricane damage projects have come through our system since the 2024 storms, and the same questions come up on almost every one. So we put the answers in one place:

- You have 1 year from the date of loss to report a claim. Your insurer has 7 days to acknowledge it and 60 days to pay or deny.
- The FEMA 50% rule decides whether you're repairing or rebuilding. Run that number before demo starts, not after.
- The 25% roof rule changed in 2022. If your current roof was permitted on or after March 1, 2009, only the damaged portion may need to meet current code. Pull your permit history before anyone tells you what you "have" to do.
- Assignment of benefits is gone. On policies issued since January 2023, paperwork signing your claim over to a contractor is void under Florida law. You keep control of your claim.

We're in the middle of hurricane season. Read it now, save it for later, and send it to a neighbor on the water.

Clients don't always fully understand how much work it takes to get to this point as a large part of the work is nowhere near as noticeable, but this is when they get more excited as they see their home take shape! 🏠
