Before you start looking around for the lowest priced contractor to install your new roof, it’s important to consider the implications of a cheap roof replacement bid.
Contractors who offer low bids often use cheaper materials to maintain profitability. They don’t care about the durability of your roof. What they care about is getting the sale at any cost. They don’t include allowances for items that in most cases will be required for completion of your roof such as plywood or lumber which can be identified during a proper inspection rather than a virtual inspection or inspection by a sales member who has no roofing experience resulting in additional costs anywhere between $50.00-$5,000.00 in woodwork alone, because frankly, it is their job to get you to sign a contract and collect their commissions, you are just a number to them.
More often, Contractors who offer low bids do not actually employee the person(s) completing the work on your home. They use a trade base of Subcontractors to mitigate liability, avoid employment tax liabilities, and essentially skirt accountability. As a result of hiring these contractors, the quality of your roof will suffer and there’s a good chance you’ll run into major issues sooner than the actual lifetime of your roof, however, by the time these issues arise these companies will have either gone out of business or started a new one to avoid having to complete warranty or remedial work resulting from faulty installation and cheap materials. These issues cost you far more in the long run than you’re saving by taking the lower bid.
