Three things you can check on your AC system right now, no tools required.

✔️ The condenser fan motor
Look for rust, overheating spots, and oil dripping down the side. If you see oil leaking from the motor, the seal is compromised. That motor is on borrowed time.

✔️ The base of the unit
Your condenser needs clearance from the ground so water from rain and sprinklers can drain properly. When debris blocks those drainage points, water sits and corrosion starts. We showed a 10 year old system without drainage, then a 20 year old one. The difference is not pretty.

✔️ The refrigerant line opening
Where your refrigerant lines enter the home, that gap should be completely sealed. In this case it was not. Rodents had been using it as an entrance straight into the attic.

None of these require a technician to spot. A quick visual check a couple times a year can tell you a lot about where your system is headed.

If something looks off, that is the time to call. Before it becomes a breakdown.

That oil on the fan blade is not just a mess. It is a warning.🚨

When the seal on a condenser fan motor fails, the oil that keeps it running starts to leak out. A motor without lubrication cannot run efficiently. It works harder, removes less heat, and puts direct strain on your compressor.

It will not fail overnight. But it will gradually drag the rest of your system down with it.

Caught early, this is a repair. Ignored, it becomes a compressor replacement.

Your AC unit is not a garden.

Leaves, dirt, and debris collect at the base of your condenser and plug up the drainage holes. When water has nowhere to go, it sits. Sitting water means corrosion and rust, exactly like what you see here.

This is why preventative maintenance is so important.

During a routine tune-up, we pull the condenser fan motor, clean and sanitize the entire base, and make sure every drain port is clear and open.

It takes time to do it right. But the alternative is a corroded system that fails when you need it most.

This shouldn't happen.... with maintenance, it doesn't have to.
