What Should a Roofing Estimate Include Before I Sign?
A professional roofing estimate should explain what youโre receivingโnot merely show a price at the bottom of the page.
When comparing roof-replacement estimates in Conroe or surrounding Southeast Texas communities, look for a clear description of:
1. Shingle manufacturer, product line and color
2. Underlayment and water-barrier materials
3. Flashing, pipe-jack and ventilation work
4. Existing-roof removal and disposal
5. Property protection and jobsite cleanup
6. Workmanship and manufacturer warranty information
7. Payment terms and an estimated project schedule
Compare the Entire Scope
Two estimates that appear to describe the same roof may include very different materials and installation procedures. A lower price may leave out components included by another contractor.
Ask each roofer to explain the proposal line by line. If something discussed verbally is important, have it included in writing.
Look for Possible Additional Costs
The estimate should explain how unforeseen items will be handled. Common examples include deteriorated roof decking, hidden flashing problems and damaged fascia or soffit.
The contractor may not know the exact amount before removing the existing roof, but the proposal should describe how additional work will be priced and approved.
Review the Warranty and Contractor
Determine which warranty comes from the manufacturer and which comes from the contractor.
Also consider local history, references, communication and how long the company has served the area.
A newer roofing company is not automatically unreliable, but experience and an established local record give homeowners additional information to evaluate.
