Grade and pipe drain with dry well installed at this Phoenix home. This is an older home that was remodeled and recently sold to my client. The home elevation was the lowest location on the property. The entire yard flowed from the fence line into her house. I’m not sure how it passed a home appraisal and inspection, but it did.
The only way to get her property to drain was by putting in sleeved perforated 4” pipe around the foundation which drained into the dry well. We installed a buried 1” pvc pipe from the pump from the backyard to the a popup where it drained into the street.
