Masonry up, joists set.

The stage where a set of drawings turns into a building you can walk through. Roof deck next.

Everything after this is finishes. Everything before it is why the finishes hold.

Dig to sound bearing. Set the forms. Tie the steel. Call the inspection. Pour.

The fourth step is the one people try to skip when a schedule is tight. It's also the only one that costs nothing. Skip it and you may end up breaking out the fifth.

Public work taught us the sequence. Every private client gets the same one.

Grade beams and pad footings, formed and tied.

Excavated inside a standing shell, shored the whole way. The layout down here has to match the structure going above it exactly — nothing about it gets adjusted later.

Dig, form, tie, inspect, pour. In that order, every time.

Most GCs subcontract everything below the slab and behind the wall. We hold the licenses for it.

Fewer parties in the coordination chain. Fewer handoffs where schedule gets lost. One contractor accountable when something has to be opened back up.

Slab day.

Mesh and edge forms set the day before. Once the trucks are rolling, nobody is fixing what's underneath.

Crew size is the schedule on a pour. Bring too little slab crew for too much concrete and you lose the finish, not the time.

Hairline cracks in stucco and shrinkage cracks in a new slab are common, and usually cosmetic.

Stair-step cracking through block, diagonal cracks running off door and window corners, cracks that keep widening, doors that start binding or floors that have gone out of level — those are worth having someone look at.

We're not going to tell you over the internet which one you have. But the second list is the one where waiting gets expensive.

Tie beam.

The band that ties the walls together and carries the roof load. Formed, dowelled, poured continuous.

In South Florida this is the piece that decides how a structure behaves in a wind event. Not the place to save money.

Water and salt reach the steel. The steel corrodes. Rust expands to several times its own volume, and the concrete covering it cracks and breaks away.

By the time you see a stain on the ceiling or a piece on the floor, the process has been running for years.

If your building is coming up on 40, this is what the inspection is looking for.

New footings inside an existing building.

Steel tied, forms set, everything inspected before concrete goes anywhere. The structure stays standing the whole time — that's the part that takes planning, not the pour.

Most structural work happens underneath something that isn't allowed to move.
