Water pressure regulator is the method that keeps your house water pressure between 55- 75 its a common problem with them failing around town . Roots in water lines? Um yes it happens and you're not aware, sink orders it's not surprising that it is not in the drain pipes rather in the bathroom and kitchen sink themselves. Bug spraying won't resolve it.

Unfortunately I had a customer with one plumbing issue after another, at first he had a tub that during draining it the water would flow across the floor due to a rotten waste and overflow that was fixed. Then I got another call that ge was flooding out the other back to back bathroom with each shower they took,and what I found was a rotten cast iron drain line under the floor so please look for any small signs of trouble even if you need to look into the drain.
