A new Rhode Island closing requirement is now in effect. Effective July 1, 2026, sellers of non-owner-occupied residential properties assessed over $1 million must obtain a Certificate of No Tax Due before closing.
The practical checklist:
1) Verify the property’s municipal classification.
2) Confirm the assessed value.
3) Request Form RI-6678 at least 10 business days before closing.
4) Coordinate early with your closing attorney.
To request the certificate, email the completed form and a copy of the purchase and sale agreement to [email protected] with the subject line: “Certificate of No Tax Due – NOOPT.”
Tomassi Law, LLC helps sellers, buyers, agents, brokers, and loan officers navigate Rhode Island’s evolving real estate requirements. English and Spanish closings are available.
