The seller said yes.

You tell everyone. Maybe you shed a tear or two.

Then the inspection report hits your inbox. Forty-something pages. Roof. Plumbing. Electrical. A fogged-up window in the spare bathroom.

Most first-time buyers read that thing and assume the deal is falling apart.

Here’s what I wish someone had told me 11 months ago when I started…

Every single home produces a report that looks exactly like that. Brand new construction. $800k listings. The house you grew up in. All of them.

An inspection report isn’t a pass/fail test. It’s an inventory — every observation, big or small, printed in the same font with the same weight.

A loose outlet cover reads the same as a failing furnace.

That’s where I come in. We go through it together and sort two piles: things worth negotiating, and things that are just normal wear on a home someone actually lived in.

Safety concerns and big-ticket repairs? We push on those.

Sticky cabinet doors and aging caulk? We leave those alone — because loading up a repair request with minor cosmetic stuff is how good deals fall apart over nothing.

The inspection isn’t the enemy. It’s one of the best tools you have. You just have to know how to read it.
