Quick HVAC tip from a service call in Bowie today 👇

We cleaned out a clogged AC condensate drain line, and the homeowner asked why the water and buildup coming out of the line was so brown.

It’s usually a combination of dirt and debris, bacterial/slime buildup, and sometimes rust or sediment that makes its way into the drain system over time.

One simple thing homeowners can do is periodically pour a little white vinegar into the condensate drain to help keep buildup under control.

We also use condensate drain tablets as another preventative option.

And even if everything seems to be working fine, we recommend having your HVAC system serviced twice a year — once before cooling season and once before heating season. Catching a partially clogged drain early is a lot easier than finding water around your furnace or air handler later.

This outdoor AC coil was so clogged with lint and debris that airflow through the condenser was heavily restricted.

When your outdoor coil can’t breathe properly, your system has to work much harder — especially during the summer heat. That can lead to:
✔️ Higher electric bills
✔️ Reduced cooling performance
✔️ Extra strain on your HVAC system

Good reminder to periodically check:
• Air filters
• Outdoor coil condition
• Clearance around the unit

Not every cooling issue means the system is “bad.”
Sometimes maintenance and airflow are the real problem.
