What was once a parking lot is now a lively front yard hangout for SNAP’s Santa Monica campus.

Canopy overhead, a sculpted amenities building at the center, and enough open ground for lunch with your favorite colleague, a full company all hands, and everything in between.

Village School’s Santa Monica campus is temporary, so OU designed it with a light touch. Principal Christianne Jordan walks through how.

Demountable glass partitions drop into each classroom, which let the team leave the building’s entire MEP system untouched, skip wall insulation, and keep daylight moving across the floor plate. 

Every partition is modular and the same size, ready to be unbuilt and reinstalled when the school moves to its permanent home.

Sustainable, cost-friendly, and built to keep the school’s options open.

The office vacancy conversation usually leads to hand-wringing. Here’s a version that ends in a kindergarten through 6th grade campus.

When the 2025 Palisades fire displaced Village School, the fix was a vacant floor at BXP’s Colorado Center and the City of Santa Monica willing to find room in its code.

A year in, everyone’s thriving and the school enrollment is up.

The pole branches, curves over the sidewalk, and turns into a continuous steel canopy. The screen rides inside the structure, not on top of it. 

From the street you read a form sculpted from the way the Strip bends and loops.

Streamline Arbor is part of Sunset Media Park, OU’s collection of Media Follies reworking West Hollywood’s billboards into public realm at the street level.
