These photos are a reminder of why exploratory demolition matters.

What looked like a typical exterior wall from the outside concealed extensive moisture intrusion and severe structural wood rot behind the stone veneer. Once we opened the wall, we uncovered deteriorated framing, sheathing, and weather barrier that required full replacement—not just a cosmetic repair.

We’re currently performing exploratory services on the landings of four buildings to identify the source of ongoing water intrusion.

From Investigation to Solution.

The office manager and staff had been dealing with a persistent mildew odor that just wouldn’t go away. After a thorough investigation, we traced the source to insulation that had been saturated from a previous roof leak and never replaced.

Our team removed all of the wet, contaminated insulation, performed a localized antimicrobial mold treatment on the affected areas, installed new insulation, replaced the damaged ceiling tiles, and restored the space to a clean, fresh-smelling environment.

From the outside, everything can appear perfectly normal. Once the drywall comes down, it’s a completely different story.

These photos show extensive termite damage that went unnoticed until demolition began. Years of termite activity, combined with water intrusion, compromised framing, sheathing, insulation, and structural members throughout the wall assembly.

This is why restoration projects are rarely as simple as replacing drywall and paint. We work with property owners and managers to identify the full extent of the damage, coordinate repairs, and return units to a safe, structurally sound condition.

During exploratory demo around this window assembly, we uncovered extensive hidden moisture damage, deteriorated sheathing, compromised framing conditions, and evidence of long-term intrusion behind the wall system. What appeared minor from the surface turned into a much larger building envelope issue once opened up.

This is exactly why proper investigation matters.
