Complexity is what we do best.

This 23,000 SF ground-up, build-to-suit headquarters in Grand Prairie brings together a high-end office and industrial warehouse facility under one roof, a combination that demanded a lot more than a standard build.

Making that vision work meant solving for details most people never see. Despite serious coordination challenges, Birch strategically relocated rooftop units and rerouted major ductwork to preserve the expansive ceiling heights the owner wanted throughout the office.

The more complex the build, the more there is to get right. We like it that way.

Before ➡️ After!

15 feet below street level in the heart of Downtown Dallas, Birch executed an adaptive reuse build inside a historic bank vault. This project required a careful balance of heavy subterranean logistics and high-fidelity precision, and every detail was hand-designed to create an intimate, pristine audio experience right in the heart of the city.

And yes, it sounds as good as it looks.

A company’s headquarters should reflect the caliber of the business it represents. For GDS Wealth Management, that meant a ground-up, 15,200-square-foot space built to feel as considered as the work happening inside it.

This build-to-suit project demanded precision and meticulous ex*****on to create a space that felt elevated, intentional, and unmistakably GDS. From real wood paneling and natural stone to brass and bronze finishes, premium craftsmanship is carried throughout every detail of the space.
