How should a remodel be priced?

There are two ways, and the difference matters. Fixed pricing is simple: Erik gives you a number, and that's what it is. But a fixed price hides a cushion. If he has to give one number up front, he has to build in every contingency right away, because he knows they're coming.

That's why he leans cost-plus. It's easier, with less pressure on the client and less on him. Cost-plus is a baseline, plus the real materials and labor the job actually uses, plus a margin for the space, trucks, fuel, and insurance.

The point: you pay for what the job actually takes.

Should you remodel right before selling? Usually not.

We asked Erik, and his answer is refreshingly honest for a remodeler: if you're going to spend all that money on your home, stay. The return on a big renovation comes from living in it, not from the sale.

So when should you actually move? "Move because you don't like the location, not because you don't like the house. Otherwise, just remodel."

The rule of thumb: selling soon means a light cosmetic refresh, paint and curb appeal. Staying a while means remodel for how you actually live. A full gut right before you list is money you won't get back.

Which costs more: building new, or renovating?

The surprise, from a builder who does both: renovation. Dollar for dollar, it's far more expensive than building a house.

Here's why. Build a house and you have the plan, step by step. Renovate one and you're taking it apart to see the plan someone else made. On one recent remodel, we had to add two steel beams to the ceiling, because what we thought was there wasn't even close.

So you pay to find the plan. You demo to see what's really there, you correct what you find, and you backtrack. Backtracking is time and money. That's why a renovation carries a bigger contingency.

Two levels of covered porch going up on the back of this one in Fort Worth, with stone below and a view out front that earns every bit of it. There's a lot of sawdust between here and finished, and this is our favorite stretch.

Where does your remodel budget actually go?

Erik's answer is blunt: materials, far and away. It's the biggest line on almost every remodel, and it's not close.

But labor hides in the details. A fancy chandelier might cost six or seven hundred bucks, and it can take four hours to hang that one light. A simple ceiling light? Thirty minutes. Same electrician, same room. The difference is the detail.

Which is why the simpler the project, the more cost-effective it is, because both the labor and the materials cost less.

How long does a remodel take?

It's the question Erik gets more than any other, and his honest answer is "it depends on the scope." So we made him use a real one: the Cox remodel in Keller, a three-month job.

Phase by phase: demo comes first, about two weeks. Interior reconstruction, two to three. Cabinets and flooring, another two to three. Then it speeds up, because the finishes come back in.

The kicker? Even after two weeks of unexpected framing repairs, the Cox project came in a week early. Cosmetic updates go fast. Down to the studs takes longer. The complexity of everything in the house decides it.

Half of the Best of Houzz recognition comes down to design quality, so we wrote up the actual decisions behind two recent kitchens and a primary bath.

Why we plan 42 to 48 inches of clearance around an island, and why tightening it to 36 is the regret we hear most. When a waterfall countertop edge earns its cost and when it does not. And why the wet-area layout in a bathroom gets settled long before anyone picks a tile.

Most of these cost nothing if you decide them early, and a lot if you decide them late.

Which remodels actually pay off?

Erik doesn't hedge: spend a dollar, get two back. Especially on kitchens and bathrooms.

And the bigger picture is easy to miss. Put a hundred, hundred-fifty, even two hundred grand into the house you already own, and it's still a far cry from the cost of a new one.

So improve the home you have. It's the better investment than starting over somewhere new, you keep your equity and your mortgage rate, and you get the home you actually wanted, without the move.

Bottom line, in his words: remodel your house.
