Usually it isn't. The tub and the faucets have a price tag you can look up. The cost that surprises homeowners sits behind the tile.

Relocating plumbing for a freestanding tub. A shower pan poured and sloped before a single tile is ordered. Waterproofing membrane across the whole wall - the least photogenic day of the job, and the one that decides whether this bathroom is still sound in fifteen years. βœ…

This is the same room we showed you a few days ago. In March it was dark wood, orange walls and a built-in jacuzzi. Only the arched window stayed. πŸͺŸ

How many hours a week do you actually spend in your bathroom? πŸ›

Most people underestimate it. It's the first room you're in every morning and the last one at night, usually alone, usually not fully awake. That's a lot of small moments in a room most homeowners renovate last.

This one was designed around those moments. Two sinks so nobody waits. Lit mirrors at face height, so you're not squinting at yourself under a ceiling fixture. Warm light under the vanity that comes on low at night. Tall storage on both ends so the counter stays clear.

The tub sits under the arched window because that's where the light is in the late afternoon. The shower is on the far wall with two heads and a bench, which matters more in ten years than it does today. ✨

Nothing in here is loud. It's a calm room that does a lot of quiet work.

You've seen this kitchen in photos and you've seen it torn apart. Here it is in motion. 🎬

A photo shows you the finishes. A minute of walking shows you the distances β€” where the counters break, how far it is from the sink to the range, which corner people drift to when they're not the one cooking. ✨

That part is the actual design work. Materials are the easy half. Everything you're watching was drawn, measured and argued over before a single cabinet was ordered, and it took about six weeks on site to build.

Almost never. This kitchen was remodeled with the family living in the house, and the dog sleeping ten feet from the work.

That's only possible if the containment is done properly from day one. Plastic sheeting floor to ceiling on every opening. Appliances wrapped, not just covered. Floors protected across the whole path the crew walks, not only where they're working. Debris carried out at the end of each day instead of piling up in a corner.

The color decisions happen right here too. 🎨 Paint samples go straight on the wall and get looked at in the room's own light, morning and evening. Tile samples sit on the actual floor. A chip in a showroom under LED tells you very little about how it reads at 6 PM in a South Florida kitchen with the window open.

None of this is glamorous. It's most of what separates a job you can live through from one you can't.

Two countertops in one kitchen, and that was the plan from the start. πŸͺ¨

The perimeter is a light quartz with warm rust veining. The island is nearly black, with a single white vein running across it. Putting the same stone everywhere would have been simpler and cheaper. It also would have flattened the room.

Instead the island reads as furniture: dark cabinetry, fluted wood side panel, its own weight in the middle of the floor. Everything around it stays light: natural maple doors, a soft tile backsplash, hexagon metal behind the range where the eye lands anyway.

The deep navy tall cabinets tie the two ends together. πŸ–€

It's a lot of decisions for one room. They were all made before a single order went out.

Almost everything that makes this kitchen work was decided before a single cabinet arrived: how far the counter runs, how high the uppers go, where the light lands on the work surface.

The room itself never got any bigger. It just started using what it had. ✨

There's a day in the middle of every kitchen remodel when your kitchen is a room with wires coming out of the walls and nothing else in it.

That day is short. It just photographs badly, so nobody posts it. πŸ”¨

Here's roughly where it sits in the sequence. Demo comes first and moves fast. Then plumbing and electrical get relocated to match the new layout: outlets where the appliances will actually stand, water lines where the sink will actually sit.
πŸ”§ If the layout is changing at all, this is the only window in which it changes. After that comes inspection, and nothing decorative goes up until what's behind the wall has been signed off. βœ…

Then drywall, then floors, then cabinet boxes set and leveled.

The wait most homeowners aren't warned about lands right after that. ⏳ Your countertop can't be templated until the boxes are in and level, and fabrication takes time after the template. That gap isn't a contractor stalling. It's the only way a slab ends up fitting the walls of your actual home, which are never as square as the drawing. πŸ“

Backsplash, appliances, plumbing trim and hardware close it out. The finishes everyone starts with are the last thing to happen.

Two people can work in this kitchen at the same time without anyone having to say "excuse me."

In a galley layout that comes down to where the sink sits and how much room is left to walk behind whoever's standing at it. All of it decided on paper, months before the first cabinet showed up.

The peninsula is doing most of the work here. It gave the family a full run of usable counter, put seating on the living-room side, and turned the cook toward everyone else instead of toward a wall. On a weeknight that's the difference between someone cooking alone and someone cooking while the rest of the house is around. πŸ‘¨πŸ‘©πŸ‘§

What's in it:

πŸ”² White shaker cabinetry run up to the ceiling line, so there's no dust shelf on top
πŸͺ¨ Quartz countertops with the same slab carried up as a full-height backsplash, almost no grout to keep clean
