Okay, what does an ADU really cost?

Everybody asks. Almost nobody gets a straight answer.

We are past framing on the largest ADU in Danville and into the dried-in stage. Foundation, roof, windows, and siding are in.

Here is the part that trips people up. An inexperienced builder hands you a number that makes the project sound doable. Foundation, framing, roofing, windows, siding.

That number is not fake. It is just not the whole build.

A number is only as reliable as the plan set and the builder behind it.

THE LOOK: L'Heure Bleue / The Blue Hour

Every house has one corner that fills up first. This is it.

Woven. Drenched. Honed. Hand set, one panel at a time.

The pattern doesn't stop at the chair rail. It climbs the walls, wraps the beams, keeps going overhead. One blue underneath all of it, floor to ceiling, so the room leans in toward the table instead of standing back from it.

Then everything a machine can't fake. A woven dome hung low, made by hand. Cane chairs with real give in them. Oak worn to a soft shine. Marble honed flat so it takes fingerprints and forgives them.

The print is heritage, a block repeat that has outlasted a century of taste. It didn't come back because it's clever. It was that good, and it was welcomed back.

It reads like a café off a side street in France. It's a breakfast room in Danville.

This is where you stay for the second cup. This is where you drift. Where the conversation runs long because getting up feels like leaving somewhere.

That's not a trend. It's a decision slated with intention, in the bones of the build.

From the Ground Up: Episode 7, Engineered Trusses

We're back at the largest ADU build in Danville, CA, now nearly fully framed.

We're coming in right under 2,000 square feet, per city specs. 1,998 SQ FT to be exact.

Because the home sits on a concrete slab, the Benchmark Team had to be precise, installing engineered trusses throughout.

Here's the cool part. Once the trusses are in place, the weight sits on the exterior walls. That means interior walls can still move during construction. Want to grow a space to add room for a closet? The flexibility is there, by design.

That's what the Benchmark Team thinks about. What can we do now versus later, without breaking the bank, while leaving room for the homeowner's vision.

Engineered trusses hold this roof up. Engineered trust is what holds a build together.

Four sessions of camp. One summer that will stay with these kids long after they head home.

Morning Star Outreach brought hundreds of at-risk middle schoolers from the SF Bay Area to the mountains near Bear Valley this summer. Hiking, canoeing, archery, cave exploring. Free for every camper. 100% volunteer-run.

Benchmark was there for all of it. On the board, in the cabins, at the cookouts, and on the trails. Not as sponsors. As part of the community.

We build homes. We are also in the business of building better lives.

The Look: Admiring the design instincts of Jay Jeffers.

Jay Jeffers has been designing homes with soul and atmosphere from his San Francisco studio for 25 years. Napa Valley vineyard weekend retreats. Tightly edited but never cold. Layered but never labored.

His third book Classic Modern: Tailored Homes, Timeless Style drops this August.

We design and build homes in Danville, CA. Extraordinary ones at that. And right now, what we are told is the largest ADU ever built in Danville, for a pretty distinguished set of homeowners.

We are aware of the gap. But we cannot stop asking ourselves what Jay Jeffers would do with one of ours. We can only imagine.

Some doorways just open into a room. This one opens into Mt Diablo.

In Episode 6 of From the Ground Up, Jason walks into what will become one of the most breathtaking spaces in Danville's largest ADU: a great room built to frame the valley and the mountain beyond it.

The kitchen and open living area are designed for real life. Grandma cooking bacon on a Saturday. Kids running through open space. A view that pulls everyone's eyes up from the table.
