I regularly follow technical guidance and best practices from organizations such as the National Roofing Contractors Association (NRCA) to stay current on roof inspection, maintenance, repair, and installation standards.

One point from NRCA’s Roof Repair and Maintenance guidance stands out:
After proper installation, ongoing maintenance is one of the most important factors affecting a roof system’s service life and overall cost.

That is an important reminder for every facility manager and property owner.

A roof does not need to be actively leaking to require attention. Open seams, damaged flashing, clogged drainage, deteriorating sealants, foot traffic, and small punctures can quietly compromise the system.

The best roof-management strategy is straightforward:

Not every roofing problem starts with rain.

In many commercial buildings, moisture damage begins inside the building and works its way into the roof system.

Warm, humid air can rise through gaps around:
• Roof penetrations
• Mechanical curbs
• Interior walls
• Ceiling openings
• Poorly sealed transitions

Once that moisture reaches a cooler part of the roofing assembly, condensation can form beneath the surface.

Because the damage is hidden, it may go unnoticed until you see:
