PROJECT SPOTLIGHT: 8,000 SQ. FT. ADDITION

This project brought together two major roofing components: an 8,000 sq. ft. addition, including a 4,000 sq. ft. penthouse and a 4,000 sq. ft. cantilever canopy for rail car unloading.

Our scope included:
• Two layers of 2.2" ISO insulation
• 60-mil TPO roofing system
• 24-ga. Kynar trim conditions
• Crane services to load materials to a penthouse 67 feet in the air

One of the biggest challenges was creating a watertight transition between the existing TPO roof and the bottom of the new metal wall panels. Getting the details right at these critical tie-in points is what helps ensure long-term performance and protection.

IS SUMMER HEAT TAKING A TOLL ON YOUR COMMERCIAL ROOF?

Commercial roofs are exposed to intense sunlight and high temperatures for hours at a time. Over time, that constant exposure can cause roofing materials to expand, contract, weaken, and eventually fail.
For property and facility managers, knowing what to watch for can help catch potential problems before they turn into leaks, interior damage, or expensive emergency repairs.

6 WARNING SIGNS TO WATCH FOR
1. Changes in the Roof Surface
Walk the roof and look for areas that appear dried out, unusually rough, cracked, warped, or deteriorated. Changes in the surface can be an early indication that the roofing material is struggling with prolonged heat and UV exposure.

2. Seams That No Longer Sit Flat
Roof seams should remain secure and properly sealed. Areas that are pulling apart, lifting at the edges, or beginning to curl can create vulnerable points where water may eventually enter the roofing system.

3. Problems Around Rooftop Equipment
HVAC units, vents, drains, curbs, and other penetrations deserve extra attention. Repeated heating and cooling can put stress on flashing and sealants surrounding these areas, resulting in gaps or deterioration.

4. Raised or Uneven Areas
Sections of the roof that appear bubbled, swollen, or blistered may signal that moisture or air has become trapped beneath the roofing material. These areas should be evaluated before additional damage develops.

5. Your Building Is Becoming Harder to Cool
If HVAC systems seem to be running longer or summer energy costs are increasing without an obvious explanation, the roofing system may be contributing to the problem. Damaged insulation or declining roof performance can make it more difficult to control indoor temperatures.

6. Signs of Moisture Inside the Building
Don’t overlook what’s happening underneath the roof. Stained ceiling tiles, discoloration, damp areas, peeling paint, or unexplained moisture can be signs that the roofing system has already been compromised.
