Same layout. Same cabinets. Completely different kitchen.

This one had those classic honey-oak builder cabinets that came standard in so many DFW homes built in the 2000s. No demo, no new cabinet boxes — just a full cabinet paint transformation:

Baseboard detail work — before and after 🔧

That outlet used to just have a rough box cut straight into the baseboard, no real finish to it. We went back, cleaned up the opening, and notched the baseboard around the outlet so it sits flush and intentional instead of looking like an afterthought.

It's a small thing, but it's the kind of small thing we always take the extra step on. Anybody can cut a hole and slap a cover plate over it — we'd rather make sure it actually looks like it belongs there.

Another guest bathroom transformation in the books — this one in Lake Dallas! 🛁

Swipe through to see the before and after. We gutted the old tan tile shower surround and outdated vanity, and brought in a fresh taupe tile with a glass mosaic accent strip, a new gray vanity with quartz countertop, and matte black fixtures throughout. Small bathroom, big difference.

Quick tip for anyone with a rusted or stripped screw that won't budge 🔧

Skip the trip to buy a screw extractor kit — open your drill chuck, clamp it right onto the screw head, and back it out slow. Works on stripped heads, rusted hardware, old hinges... you name it.

If it's really stuck, a little penetrating oil first goes a long way.

Got a question this week about why I turned down an exterior paint job during that last heat wave — figured I'd share the answer here since it comes up a lot this time of year.

Once temps climb above 90-95°, paint just doesn't behave right. It dries too fast on the surface before it can properly bond, which leads to lap marks, blistering, and a finish that looks fine for a few months and then starts peeling way sooner than it should. On top of that, direct sun on dark siding can push the surface temp 20+ degrees hotter than the air — so even an 88° day can feel like 105° on a south-facing wall.

The trick is timing, not skipping the job. Early mornings, evenings, or picking the shaded side of the house first can make a summer repaint totally doable — it just takes some planning around the sun instead of fighting it.

If you've got a repaint on your mind, happy to take a look and figure out the right window for it. Better to do it right than to do it twice.

Before any tile comes off the wall, the tub has to be protected first — one dropped tile or a stray hammer swing and you're looking at a cracked or scratched tub that now needs its own repair.
So before we start tearing out, we lay plywood down over the tub and tape it off solid. Takes a few extra minutes up front but it means the tub comes through the demo without a scratch.
Little details like this are why we always have someone on-site watching every step, not just handing it off. Currently on a tile job out in Lake Dallas — more updates as this one comes together!

Finished up a staircase refresh this week that I'm pretty happy with! 🖤

Homeowner had the original stained wood handrails and posts (you can see the before shots — worn, dated brown finish that just didn't match the rest of their updated interior). We stripped and repainted the handrails and newel posts in a rich matte black, and gave the balusters a fresh coat of white to really make that contrast pop. Paired with the new carpet on the stairs, the whole staircase feels like a completely different space now.

It's a small change relative to the size of the house, but stairs are one of the first things you see walking in the front door — so it makes a bigger impact than people expect.

If your staircase is still rocking that early-2000s stained wood look and you've been wanting to modernize it without replacing the whole railing system, this kind of repaint is a great, affordable way to do it.

Denton County homeowners: if you've got a water stain on your ceiling or wall, don't just paint over it.

That's a Band-Aid. The moisture source needs to be identified and addressed first — then the drywall repaired, primed with stain-blocking primer, and painted.
