From worn out metal to clean white silicone.

R-panel commercial roof restoration, power washed, every screw and seam sealed, vents and rakes prepped, then two coats of 100% white silicone on top.

White silicone is one of the best things you can put on a Texas metal roof. Reflects heat, keeps energy costs down, and holds up year after year.

Wrapped up a metal roof restoration this week. Really happy with how it turned out.

It was an R-panel commercial metal roof. Before any coating went on, we power washed the whole surface with Karnack cleaner, then sealed every screw, every seam, the three air vents and the rakes along the outside edges. Once everything was prepped properly, we put down two coats of 100% white silicone.

White silicone works well in Texas heat, it reflects the sun, helps keep energy costs down and holds up over time on metal roofs.

Can we talk about this heat for a second? ☀️🥵

DFW just broke a 74 year old temperature record. 108°F on Sunday, a record that had stood since 1952. And today we're looking at 109°F, with triple digits sticking around through the end of August.

I have been on roofs in North Texas since 1976. This summer has been something else.

Here is what is been on my mind though. We are all focused on how the heat feels to us and honestly, fair enough. But six weeks of 100°F+ with almost no rain since July 15th is quietly putting real stress on the roofs over our heads. Shingles expand, contract, expand again. Sealants dry out. You won't see it from the ground, but it adds up.

Small bit of good news, Wednesday is forecast to drop to 97°F with a chance of rain. First real break in weeks. Before the next round of heat rolls back in, this week is a genuinely good time to get your roof looked at.

DFW just recorded its hottest stretch of the summer and your roof felt every degree of it.

Here's something most homeowners never think about: when it's 100°F outside, the surface of your roof can hit 160–170°F. That's not a typo. The dark asphalt absorbs heat that your attic then traps and the shingles bake from both directions.

Over time, this does three things:
→ Dries out the oils that keep shingles flexible and weather-resistant
→ Causes premature cracking, curling, and granule loss
→ Shortens a 25-year roof to 15–18 years if ventilation is poor

The good news? You can't feel it happening. The bad news? Neither can most homeowners, until a shingle gives out or a leak shows up in fall.
