⏱️ The Teardown Mistake That Costs Thousands

It isn't demolition. It's timing.

Bob Hinz on what perfect looks like:

🔨 Demolish on Monday
📋 Pick up the building permit on Tuesday
✍️ Close the construction loan Wednesday morning
🚜 Excavate Wednesday afternoon

"Remember, the clock starts ticking on construction loan interest the minute you've signed the papers. So if you're waiting to start building for several months, you've just cost yourself several thousand dollars."

Think of it as two separate transactions. Buying the land is a conventional purchase. Construction financing should kick in right about the time you're ready to excavate, not months earlier while design, engineering, soil testing, surveying and permitting are still running.

💵 What a Colorado Teardown Actually Costs

No guessing. Here are the real numbers from Bob Hinz.

🧪 Testing, abatement, utility disconnects, full demolition and leveling the lot: about $25,000 to $30,000
🏗️ New foundation: $40,000 to $60,000 or more
💧 Water and sewer tap credits in Denver and some other municipalities: about $7,000 to $10,000 back in your pocket

Cost comes down to size and weight. Literally weight. The contractor estimates the tonnage hauled away, which is why big ranch homes with sprawling concrete foundations get expensive.

And the old foundation always comes out. "I've never seen a situation where the old foundation is re-usable." The new one buys you a fully habitable basement. As Bob puts it, "on balance, that's cheap square footage."

🏚️ "Everything Can Be Fixed. But at What Cost?"

That question from Bob Hinz is the one that decides most Colorado teardowns.

Very little raw land is left in the Front Range neighborhoods people actually want to live in. What's left is older housing stock sitting on great lots with mature trees. Find your location and there's usually already a house on it.

🔍 Some of those old Denver houses are built like battleships. Beautiful details, amazing construction.
🪟 They also have horrible windows, no wall insulation, bad ventilation, and layouts nobody wants today.

So we price both options, scrape and rebuild versus restore, and let the numbers make the call instead of emotion. When a real gem turns up, Bob will push to save it.

The best part of Bob Hinz's job isn't the finished house.

"There is an aha moment for almost every client where they realize they've got the rudder. It's fun to see their faces light up."

His favorite example: an owner who wrote software for a living. Two months into the build, he was talking to the framing contractor about the cantilever of the front porch beam.

"We all knew they had the skills and the basic intelligence. It simply took the right situation to make it click."

Ask Bob Hinz for the most fun home he's ever built and he doesn't say the biggest one. 🏔️

He says the one outside Morrison. Half a mile of driveway up a hillside through five switchbacks. Gas and electric more than 1,000 feet away. Water 900 feet down. Two days of dynamite for the septic, and rock so hard the engineering changed to pin the foundation straight to it.

And the homeowner running the project gave birth to her first child while the foundation was going in. Once the building was dried in, they enclosed the dining room in clear plastic — a nursery in the middle of the dust, with mom running her build from a card table desk.

Why fun instead of punishing? "So much creative juice flowing every day, and homeowners that were totally up to the challenge."
