Tile roof repairs are more complex than asphalt as there are more layers and components to a batten system. We always recommend an "edge-to-edge" removal of existing tile so the source of the leak can be properly identified and corrected.
Almost always we find the issue is "direct-to-deck" batten systems. These are allowed by code, so builders typically cut costs by eliminating the "raised" portion of the system. This leads to pooling and damming of water under the tiles, which will always eventually lead to a leak.
By rebuilding the system with better methods and components, we can correct builder grade issues.
