Something we ran into today on a Lakewood job that every homeowner deserves to know about.

Pulled back the old shingles and found spaced decking underneath. In Lakewood that means the previous installation should have included a solid OSB overlay before the new roof went on. It's not optional. It's what the city requires and it's what protects the structural integrity of everything above it.

The previous roofer skipped it.

We didn't find out until we were already up here. The homeowner had no idea. They just trusted that whoever did the work before did it right.

That's the thing about roofing. A lot of what matters most is completely invisible until someone who knows what to look for actually looks.

We're doing it right today. OSB going down, everything up to code, Lakewood requirements met, no shortcuts.

This homeowner is going to have a roof that was done the way it should have been from the start.

That's what showing up with integrity looks like on a job site.

That baseline is the best proof you can hand an adjuster later.

Nobody does this and everybody should.

Pick a nice afternoon. Stand in your yard.

Take wide shots of every side of the house, then closer shots of the gutters, the vents and the AC unit.

Save them in an album with the date.

That is it. Ten minutes.

Now when a storm rolls through Parker or Golden or wherever you are, you have before and after.

You are not arguing about whether that dent was already there.

You have proof it was not.

I have watched this one habit change how an entire claim went.

There's something about hitting the open road that just fills you up in a way nothing else does.

Kind of like a job that goes exactly right.

Every roof I get on tells a different story.

Different weather history, different installation, different surprises hiding in places nobody's looked in years.

Check your gutters. Not your roof.

Soft metal dents first. That is the whole trick.

Hail cannot be selective. It does not dent your gutters and politely skip the shingles three feet above them. Aluminum just shows the damage immediately where asphalt hides it.

So walk the perimeter of your house and look at your gutters and downspouts, your roof vents and vent caps, your window screens and wraps, and the fins on your AC unit. Dings in any of those mean the storm had enough energy to hurt the roof.

You can do that part yourself in five minutes.

What happens after is where I come in, and it is more than shingles.

Before you call anyone, walk your yard.

Dented gutters, cracked skylights and shredded screens are your first clues.

You do not need a ladder and you definitely do not need to get on the roof.

Just do a lap around the house and look at what is at eye level.

Things worth noticing:

Granules piled at the bottom of downspouts, like coarse black sand
Dents in the gutter face or the downspout elbows
Splits or spider cracks in a skylight
Window screens with tears or dimples
Paint chipped off the deck rail or fence on the storm side

If you are finding two or three of these in Littleton or anywhere along the front range, the roof almost certainly took the same beating.

Then call someone. Preferably someone who lives here.

She called me the morning after the storm convinced it was going to be bad news.

I get it. When you hear hail on your roof at midnight it's hard not to imagine the worst.

Got out to her place in Aurora, walked everything carefully, took my time.

Came back down and told her the truth.

There was real damage. Enough to address. But her roof was not in the condition she'd feared. Structure solid, decking intact, and because she called quickly the documentation was clean and the process was straightforward.

She handled her part fast and it made all the difference.

She looked at me and said "so I don't have to pay anything?"

Not a dime.

That's what acting fast after a storm can do for you. The homeowners who call me right away almost always end up in a better position than the ones who wait and wonder.

Centennial project update and yes there is a dog involved.

We built this porch and I need you to know the homeowner's dog supervised every single step.

Did not leave the job site once.

Full inspection. Very thorough. Would recommend. 🐾

But honestly this is one of my favorite kinds of projects.

Taking an outdoor space and turning it into something the whole family can actually use.

And out here in Colorado we have way too many beautiful days to not have a great place to enjoy them.

The mountains in the background.

The sunshine.

The fresh air.

There is truly no better state to have an outdoor space you love.

This family has one now.

And their dog is very pleased with the results.

This is the single easiest check a homeowner can do and almost nobody knows it.

Hail cannot be selective.

It does not dent your gutters in Aurora and politely skip the roof three feet above them.

Hail does not rip your roof off.

It bruises it and walks away.

Then two winters of freeze and thaw work on those fractured spots and you get the bill years later, usually with a ceiling stain attached and a filing window that closed a long time ago.

That delay is exactly why storm damage costs Colorado homeowners so much. Not because the damage is dramatic. Because it is patient.

Same thing happens to the rest of the house. Siding takes a hit and the water gets behind it every rain after that. Gutters dent and stop carrying water where it belongs. Window wrap gets compromised and the leak shows up somewhere you would never trace back.

I know it's easy to look at your roof from the driveway, see nothing obvious, and just move on with your day.
