Its getting about time to fix those chimneys!
I see many posts of work being done. Often, unfortunately, its not how the NFPA 211 expresses that it should be done. Details matter.
To properly repair the exterior portions of a chimney, the repairs could include:
- A new crown. It should be 4". It should slope to the sides. It should have an inch an half overhang to create a drip edge. There should be an expansion joint around all flues to protect against thermal expansion.
- Repoint mortar joints. Any compromised joints should be ground out, repacked with matching mortar, and the joints struck.
- Replacement of bricks. Any cracked or spalling bricks should be replaced with matching bricks and mortar.
- Flashing Replacement. If the flashing is leaking or was temporarily fixed ( i.e. tar, silicone, etc.), it should be replaced.
- Wash and seal. The chimney should be washed with a masonry cleaner and pressure washer. In some cases, it should be sealed with a water based sealant.
- Replacement of flue extensions. If any of the terra cotta flue liners sticking above the crown are cracked or spalling, they should be replaced with liners of the same size. They should extend 4" above the crown.
- Construct a chimney cricket. If the upper roof-side of the chimney is wider than 30", it should have a cricket built. It's a faux peak to divert the water from behind the chimney. It should be flashed at the chimney and have matching shingles and caps installed.
- Chimney Rebuild. If the structure of the chimney is impacted from the severity of the damage, it may need rebuilt. It could be either a full tear down or just to the roofline. The bricks and mortar should match. The current dimensions should be maintained, unless they need changed ( i.e. too short ).
