With these old houses, most of the time you don’t need to do much. Quality wood. Good finishes. Nice plaster work. Good spaces. Ample Light. You’d be amazed by how much simply refinishing good surfaces and fresh coat of paint can do. There is always going to be functional discrepancies with old houses. We live different. Instead of trying to mimic certain details ( we don’t have the budget to do that), we let the new stuff be what it wanted to be…new. The end result is another chapter in this +100 year old house. One that merges historic and contemporary in one.

We've been working hard on this one, navigating the variety of entitlements and city reviews necessary to make this project come to life. A few more to go but we're moving forward and making progress. Our Sundial Building in Minneapolis, Minnesota was front and center on an excellent piece by on Weekend Edition this morning. It covers the realization that cities across the country are coming to, that their Zoning Laws - in all forms - are actually prohibiting the kind and amount of housing needed to supply their cities. In fact, would not be possible had it not been for broad changes to Minneapolis’ zoning code which sits right at the intersection of a “single family” neighborhood and a mixed use Main Street.
