As we wrap up another busy season theres still time for new custom chimney caps to be poured before temps and covering to heat raise prices. Also a great time to make scary basement windows secure and new. Were getting ready to switch gears into interior stone and fire place surrounds. A newly poured Cap can extend that life another 25+ years

A cap poured that hangs past the bricks edge all around can add generations to is life span.

Its the moisture from rain or snow that is absorbed by the bricks that when it freezes causes the brick to self destruct and shed itself apart layer by layer.

Your cap needs to shed water at least out the face of the brick where its finish can handle the moisture.
When it fails, The bricks starting at top and quickly downward absorb water from its 5 other unfinished sides.
Then on a daily bases for aboit 60 days a year freezes and expands causing allot of damage fast.
These pictures show that case exactly. In fact the top course of brick was so far gone I incorperated them into the cap by pouring over them down to the second course.
Its obvious by now that when the cap hangs over 1.5" past the finished edge of the brick 90% less water will come in contact with brick meaning this is the last time you'll need to address the chimneys cap in your life time and I gaurantee it for as long as you own the home.
Huge advances in materials allow me to do more, faster and easier than ever before meaning you as the homeowner get more for less.
Not to mention it looks way cooler done this way. This was one I had to do in the winter, below freezing but with material thays sets solid in under 15 min it was no problem. The cost was near half of all 3 who bid it before me at 1,650$

Have a chimney thats looking rough? Putting in an egress window and looking to seal around it? See how a new chimney cap that extends 1.5" past the sides can give you a lifetime of no issues. When water is allowed to flow off a cap down onto the sides of the chimney it's just a matter of time before water gets where you don't want it then freezes and starts the breakdown of bricks. Before the deep freeze hits dont forget to unhook your garden hoses, close upper floor heat vents and open lower level vents.

Remember 2 story homes will have a winter/summer asjustment on the side of the duct work on ceiling near the furnace. PM me with any questions on summer/winter furnace\ductwork settings.

Also if you have a humidifier on your furnace the filter will need attention before itll have a chance of working well or at all.

To combat against ice or frost buildup around your window openings make sure there locked not just shut. Locks are what seal our windows tightly

If you hire out your snow removal help yourself and your hired help by placing stick like markers along edges and corners where shapes of drive may be hard to see once covered with snow.

By your shovels now or chosse from the worst ones if any are left once it snows. And give those snowblowers a try to see if its gonna be there working for you before you really need it.

If you have a pressure washer you must unhook the spray hose from unit and tip it back to drain water from pump.

Last you must treat the fuel in your cans , lawnmowers and w**d eaters or come spring you'll pay for it. I hope we all have a safe fun but warm winter. Happy Holidays and Merry Christmas.

As the chill begins to sink in get those Stucco and masonary repairs done before another freeze thaw cycle take your minor issue and blows it up into next years major issue.
Inspect where windows and doors meet your stucco siding to make sure theres no visable gaps in need of sealing. 90% of all stucco repair is a result of moisture wicking up into stucco around base that freezes/expands poping the material off in layers and besides that as a result of moisture getting behind causing same delamination issues.
Find out how 4$ worth of caulking can save $5,000.00 worth damaged stucco and or wall. Estimates are free and mostly abke to be done by pictures sent to my phone at 7634645515. Looks like we will get till about Thanksgiving this year to get these outside jobs done.

A chimneys cap keeps rain and melting snow from getting into the chimney. In the winter ice forms pushing out on the brick weakening the brick towards the top and also a bad cap lets water get into the basement usually allowing water onto the floor via the ash clean out doors.

ATTN: Stucco home sellers. Prior to listing your home have moisture assessment done and save yourself from a possible deal stopping issue... Waiting for buyers lender to request it could leave you no time to deal with it economically. All buyers backed by FHA who purchase a stucco home will be required to get a moisture test done on potential home their purchasing. Get this potential issue taken care before you list or chance loosing your buyer and having to publicly disclose any issues.
