Yet another “fun” discovery, and my argument that building permits are not all bad. Starting a pretty straightforward gut in a basement to do floor plan change of a bathroom/relocate tub/toilet/vanity….pull ceiling down and couldn’t believe what I seen.
11 3/4” TJI floor joists, with a 10” hole someone cut to feed heat duct- essentially they cut the joists in half.
So now instead of starting job quoted, its 5 steps backwards, additional work by plumber/electrician, bring in HVAC company to redo ducting correctly after plumber cuts/removes waterlines passing through failed floor joists, electrician unhooks and pulls out all circuits running through joists, appliance tech cuts/removes section of central vac line.
Then we have to sister new floor joists in place so first floor doesn’t collapse, crack drywall upstairs, after the specialized subs put all they removed back together, now need to build box soffit to hide new ductwork going UNDER the floor joists.
The worst part, these new homeowners are on the financial hook to make these repairs from some schmo that thought they were doing something smart🙄🤬 Absolutely frustrating since its a unexpected expense for them, and lost days on our schedule that affects all our clients start dates
