WATER DAMAGE PREVENTION TIP OF THE WEEK: ICE DAMS
With possible snow accumulation throughout the winter, it's always a good idea to monitor the ceilings on the top level of your home for possible water stains and damages. Ice dams, the common term for an ice accumulation that builds up along the gutters and no longer allows melting ice water to leave the roof, can result in water stains and drips inside of the home.

Ice dams occur when snow accumulates on a heated structure, and the heat from the building begins to melt the snow. This water then runs towards the gutters or eaves of the roof. However, the overhang of the roof, which is not heated, often results in the water collecting, refreezing and blocking the path to the gutters. As this cycle continues, water continues to build up on the roof underneath the shingles. This results in water coming in through the roof and through the attic, causing damage to the interior of the home.

Unfortunately, there is no practical form of routine maintenance that can prevent ice dams; most new roof installations, however, include a special membrane to help prevent this. As a homeowner, the most important thing to do is to monitor these leaks and have them properly mitigated if necessary. These damages can result in mold build-up if not properly addressed in a timely manner. Fortunately, most homeowner insurance policies cover the resulting damages and mitigation costs of ice dams.

WATER DAMAGE PREVENTION TIP OF THE WEEK:
With Thanksgiving travel around the corner, don't forget to prep your house for when you're away. There's nothing worse than coming home from the holidays to a water disaster. Here are a few steps you can take to limit that from happening:

1) Shut off any exterior hose spigots/bibs.
2) Locate and close your home's water main shut-off valve.
3) Once the main is shut off, open a faucet that is at the lowest point of elevation in your home (usually the basement) to drain remaining water in the lines.

INSURANCE COVERAGE

We often get asked by homeowners if water damage is covered by their homeowners/property insurance. In most cases, the damages that we come across are generally covered, however we have compiled a basic list of scenarios to help you get on the right track. While most homeowners insurance policies generally cover the same events, each individual homeowner's policy may vary. This list is just a general guideline and you should consult with your insurance carrier to discuss specifics of your coverage.

Most likely covered:

-Broken/Leaking Pipe

-Toilet Overfow (if originating on property)

-Water Heater Failure

-Air Conditioning Condensate Line Blockage

-Roof/Window Leak (above ground level)

-Frozen/Burst Pipe

-Appliance Leak (not longterm)

Sometimes covered (based on purchased endorsements and subject to coverage limits):

-Sump pump

-Sewage backup (originating off the premises)

Usually not covered:

-Any water that has physically touched the ground and then entered the house to include hydrostatic pressure, seepage, flood water, and surface water

-Longterm damage

These are just general guidelines. Only your insurance company can determine coverage and compensation for your claim.

WATER DAMAGE PREVENTION TIP OF THE WEEK: WINTER TRAVEL

Do you have plans to go on vacation or be out of your house for an extended period of time this winter? Follow these basic steps to ensure that you don't come back to a water disaster:

1. Maintain an adequate level of heat in your home while you are away. It's often tempting to save money by turning down the heat substantially (or even completely) while away, however, this is one of the leading causes of frozen/burst pipes.

2. Locate the shut-off valve on the water main where it enters your home. Ensure that it is closed completely. Avoid using wrenches or tools if the valve doesn't cooperate.

3. Open all faucets to ensure that any remaining water has been successfully drained from the piping.

Remember, simply maintaining heat in the house is not adequate for multiple day situations. Issues such as power failures or failures of your household heating system will place you at risk.
