With mortgage rates expected to drop below 6% in 2026, more buyers will reenter the market — making it an ideal time for homeowners to invest in value-boosting renovations. Key improvements that promise the strongest return include enhancing curb appeal, upgrading bathrooms and kitchens and creating more functional layouts. Exterior updates like new garage doors, replacing windows, new entryways and updated siding can yield ROI exceeding 200%, while open floor plans and finished basements appeal to modern buyers seeking livable, flexible spaces. Luxurious, spa-like bathrooms and well-designed kitchens with islands or walk-in pantries continue to be top features that increase both comfort and resale value.

Homeowners are also prioritizing lifestyle-driven updates such as home offices, expanded outdoor spaces and aging-in-place or multigenerational layouts. Adding an accessory dwelling unit (ADU), for instance, can boost property value by up to 25%. Smaller improvements — from refinishing wood floors (147% ROI) to fresh paint, and better lighting — can make a big impact with minimal cost. The takeaway for 2026: not every project pays off equally, so homeowners should focus on high-return, energy-efficient and versatile updates that match buyer expectations and improve daily living before selling.

Advocate of the Year: Ashley Kopecky

The definition of “Advocate” is to support or speak in favor of something or someone who acts or intercedes on behalf of another. Although we have numerous advocates for Emporia Main Street, One particular person stood out as an advocate not only of our organization, but for our organizational ideals. This year’s Advocate of the Year is Ashley Kopecky of 627 Event Space Bar & Grill

If you were to look up the definition of “Going the extra mile” on Wikipedia, you would probably see a picture of Ashely. She is always moving, working, creating, and I think all of us have watched in admiration at what she has developed on the corner of 7th and Commercial. But, Ashley has done much more than work for herself. She has toiled to generate a sense of community, comradery, and appreciation. Ashley understands hard work and what it takes to pull off projects, so she highlights the good work in others. She empathizes with people in the community, so she often helps with fundraisers to support those suffering loss. She doesn’t bash competitors; she lifts up collaborators as part of a more vibrant community. For Emporia Main Street, Ashley has served as a positive community member that highlights the collaborative work we do. This year, she went far beyond simply using her voice to advocate for Emporia Main Street.

Ashley serves as a vendor and venue for many of our large community events. On more than one occasion, she’s been there as the Emporia Main Street team was cleaning up late at night, exhausted, covered in what we affectionately call “trash juice”, and groaning with every move of support equipment after crowds have gone home. Cleaning up is part of the event, but “unglamorous” would be an understatement when describing what it’s like to reset an area that has been recently used by 20,000 people. Prior to some of our largest events of the year this spring, Ashely worked with other local businesses to raise funds without staff knowledge to supply Emporia Main Street with a golf cart. It was amazing. If you have ever tried to haul beer soaked cord covers down the street with a hand truck at 2:30 in the morning, you would understand just how appreciative we were. The morning after large events is often met with a late start, soreness induced groans, and Advil. This year, due to the actions of Ashley and her merry band of advocates, we could work faster and more effectively at events, and actually enjoy time with our families the next day. It was amazing, and so very appreciated. I don’t think any of us in the office stopped smiling for a week, and my 11 year old now gladly volunteers for event duty, if I promise to let her drive the golf cart.

For her efforts in partnering with Emporia Main Street to find innovative ways to better our region, and her general positivity in making things better around her by showing a great example of advocacy in action we recognize Ashley Kopecky as the Emporia Main Street Advocate of the Year.
