Week 2 of our demolition and prep for a soon to be, new second level addition! It’s all about the recessed beams and keeping clean ceiling lines. To achieve that, we’re adding a large steel beam to support the upper level.

We are in the final stages of constructing our L-shaped ADU in Encinitas. As shown in this picture, we poured the flatwork concrete, which is typically done after applying the finish coat of stucco. Next, we will be installing a standing seam porch roof, adding mulch as temporary ground cover, and completing some interior finish items. We are excited about the final result, as it will be a beautiful ADU.

Capturing our Encinitas ADU L-shape build at twilight, showcasing its stunning, yet simple modern design and lighting features that can only be captured as the sun sets. This ADU sits next to its twin next door that we also built.

Sealing the sill plate of a new home build is important in 1.) keeping Termites and bugs out! 2.) moisture and water getting under sill, wicking up on the drywall paper and causing mold! 2.) air sealing; keeping heat and cold from entering the home and keeping conditioned air from leaking out!
