Buying a Home on Septic? The Tank Needs to Be Opened to Know What You’re Buying

A house can look perfect during a walkthrough while the septic system tells a completely different story underground.

If you’re buying a Sarasota home with a septic system, looking at the yard or flushing a few toilets will not tell you the condition of the tank or the components inside it.

Opening the tank gives us access to inspect things that simply cannot be evaluated from the surface, including the liquid level, inlet and outlet areas, filter, and visible condition inside the tank.

A septic system can become a major expense after closing. Finding a problem during the inspection gives you information before the property becomes yours.

If you’re purchasing a home on septic, make the septic inspection part of your due diligence.

What Does a Good Septic Pumpout Look Like When We Leave?

A septic tank may be underground, but the work we do above ground matters too.

When we finish a pumpout, the goal is not just to empty the tank and move on. We also take care to clean up the work area and leave the property looking as neat as possible when the job is done.

That means taking the extra time to put everything back properly instead of leaving a homeowner with a mess in the yard after the truck pulls away.

You may have to dig to reach the tank, but you should not have to live with the evidence afterward.

Why Is My Septic Tank Full Again Shortly After It Was Pumped?

Seeing water back inside your septic tank shortly after a pumpout does not automatically mean something is wrong.

A septic tank is designed to refill with wastewater as you use sinks, showers, toilets, and appliances. Once it reaches its normal operating level, wastewater should continue flowing out toward the drainfield.

The concern is when the liquid level rises too high or you start having slow drains, gurgling toilets, or another backup soon after pumping. That can point to another issue, such as a clogged filter, restricted line, or a drainfield that is not accepting wastewater properly.

Pumping creates space in the tank, but it cannot permanently correct a problem farther downstream.

If your septic problems returned shortly after your last pumpout, SOS Septic can inspect the system and help determine what is actually causing it.

Friday Night Is an Expensive Time to Find Out Your Grease Trap Is Full.

The dinner rush is starting. The kitchen is moving. Sinks and dishwashers are running, and then someone notices water coming up around a floor drain.

That’s when a routine grease trap pumping can turn into an emergency service call.

SOS Septic provides 24/7 grease trap service, so if your restaurant has a problem tonight, this weekend, or after hours, we’ll be there.

But there’s a big advantage to not waiting for the emergency.

Keeping your grease interceptor on a regular pumping schedule helps prevent backups during service and costs less than calling us out for an emergency when the kitchen is already having problems.

If you’re not sure when your interceptor was last pumped, or your restaurant keeps getting too close to the limit between services, we can help set up a schedule that fits your kitchen’s volume.

Be Honest… Do You Know Where Your Septic Tank Is? 👀

Some homeowners could walk straight to it.

Others point toward the backyard and say, “I think it’s somewhere over there.”

And plenty of people have absolutely no idea.

If you’ve never had your septic system serviced since moving into your home, knowing where the tank is and when it was last pumped is a pretty good place to start.

So which one are you?

A: I know exactly where it is
B: I have a pretty good idea
C: Not a clue 😂

SOS Septic provides septic pumping, inspections, repairs, and emergency septic service throughout Port Charlotte.

Septic Problems Don’t Check the Calendar

A septic backup does not care if it is a Wednesday afternoon, Sunday morning, or the middle of a holiday weekend.

That is why SOS Septic is available 24 hours a day, 365 days a year.

Since opening in 1997, we have never had a day when customers could not call for service. If a septic problem happens our trucks are on the road and ready to respond and there is always a real person to answer the phone even at 2 a.m.

Whether you need routine septic tank pumping, or emergency service after a backup, you do not have to wait for the next business day to get help.

Your Septic Tank Doesn’t Have a Gas Gauge 🚽

Unfortunately, there’s no little light on the dashboard that comes on when your septic tank is getting full.

For most homeowners, everything keeps working normally while solids continue building up inside the tank. Toilets flush. Showers drain. Nothing seems wrong.

Then one day… something isn’t draining.

If you live in North Port and you can’t remember the last time your septic tank was pumped, that’s probably a better reason to call than waiting for your toilet to give you the news.

SOS Septic offers septic tank pumping, inspections, repairs, and 24-hour emergency service throughout North Port.
