How to Choose the Right Sealcoating Method for Your Parking Lot or Driveway

Sealcoating is one of the most cost-effective ways to protect and extend the life of an asphalt parking lot or driveway. However, not every pavement surface should be seal coated using the same method.

Not all asphalt surfaces need the same type of sealcoating application. The right method depends on the age, condition, porosity, size, and layout of the pavement. Choosing the appropriate application method can make a significant difference in how evenly the sealer is applied and how well it protects your asphalt.

Step 1: Look at the Condition of Your Asphalt

Before deciding how to apply sealcoat, determine whether your pavement is actually a good candidate for sealcoating.

Sealcoating works best on asphalt that is structurally sound but beginning to show oxidation, fading, minor surface wear, and small cracks. It is not designed to repair potholes, major alligator cracking, or structural pavement failure.

A parking lot or driveway may need repairs before sealcoating if it has:

-Large potholes
-Extensive alligator cracking
-Deep structural cracks
-Significant surface deterioration
-Oil or chemical contamination
-Areas where the asphalt is breaking apart

Minor cracks should generally be cleaned and crack-filled before sealcoating. Proper pavement preparation is just as important as the sealcoating application itself.

Spray Application: Best for Large, Open Areas

Spray application is commonly used on commercial parking lots and other large, relatively open pavement areas. A spray wand or spray bar distributes the sealer across the asphalt, allowing a crew to cover a large area efficiently and produce a consistent finish.

Spraying is particularly effective when the asphalt is in reasonably good condition and has a relatively uniform surface. It also provides contractors with precise control over the application rate.

Spray sealcoating may be a good option when:

-The parking lot is large and relatively open
-The asphalt has a reasonably uniform texture
-Consistent coverage is desired
-There are few obstacles that require detailed hand work

Professional application is important because the sealer needs to be applied at the appropriate rate. Too little material may provide inadequate coverage, while excessive application can create problems with drying and performance.

Squeegee Application: Good for Porous or Rough Asphalt

Squeegee application works the sealer into the surface rather than simply spraying it over the top.

Squeegee application may be appropriate for:

Older asphalt
Porous or rough pavement
Smaller parking lots
Residential driveways
Areas requiring more application control

A squeegee can also provide greater control around edges, buildings, curbs, and other areas where overspray could create a problem.

For some projects, the best solution isn't strictly spray or squeegee. Contractors may use a squeegee application for the first coat and spray the subsequent coat, depending on the pavement and the sealer being used.

Hand Application: Best for Small or Confined Areas

A hand squeegee or brush can be useful for residential driveways, narrow areas, edges, and locations where larger equipment cannot easily operate. It also gives the applicator excellent control where overspray could damage nearby buildings, landscaping, vehicles, or other surfaces.

The Bottom Line: Match the Method to the Pavement

There isn't one sealcoating method that is automatically best for every property. A large commercial parking lot with relatively smooth asphalt may be an excellent candidate for spray application, while an older, porous driveway may benefit from squeegee application. Some projects require a combination of methods.

Most importantly, sealcoating should be part of a larger pavement-maintenance plan. Cracks, potholes, oil contamination, and other pavement problems should be addressed before the sealer is applied. Sealcoating protects and preserves sound asphalt; it does not replace structural repairs.

When evaluating a sealcoating proposal, don't just ask, "How much does it cost?" Ask the contractor what application method they recommend, why they recommend it, how the pavement will be prepared, and how many coats will be applied. A reputable contractor should be able to explain exactly how the proposed process fits the condition of your parking lot or driveway.

Don't Forget Pavement Preparation

One of the biggest mistakes property owners can make is focusing only on the sealcoat itself.

Before sealcoating, the pavement should be properly prepared. Depending on the condition of the surface, preparation may include:

Cleaning dirt, debris, and loose material.
Removing or treating oil and grease contamination where appropriate.
