After a transformative $38M restoration led by MBL Architecture in collaboration with TenBerke and Ground Control, the iconic, mid-century modern Fine Arts Center at the University of Arkansas has been thoughtfully revitalized for the 21st century. The work honors the building’s original vision while enhancing its spaces for art, performance, and interdisciplinary creativity.

When it opened in 1951, the building’s transparent gallery spine united theatre, dance, music, and visual arts under one roof. Today it remains a cultural cornerstone on campus and a testament to the purposeful preservation of architectural heritage.

A building with good bones deserves a second act.

MBL is proud to unveil our design for the adaptive reuse of 5211 W. Village Parkway in Rogers, Ark., a Class-A office building now under construction and on its way to becoming a new standard for workplace design in Northwest Arkansas.

Located within Village on the Creeks, the 53,785 SF mixed-use complex has direct access to the Razorback Greenway trail system and sits minutes from I-49, Pinnacle Hills Promenade, Mercy Hospital, and some of the region’s best dining and retail. A group managed by Savant Real Estate and Development bought the two-story building for $5.2 million and plans to invest $15 million into its transformation.

“Projects like this one show that adaptive reuse can do more than simply change an existing building,” said Roger Boskus, Principal of MBL. “It can raise the standard for what the community builds next.”

Leasing is already underway ahead of the projected Q1 2027 completion. Stay tuned as this building’s second act takes shape.

Take a tour of Fayetteville Fire Station #2 with Firehouse.com Magazine's In Quarters series.

This award-winning station, designed by MBL Architecture, was designed to get crews out the door quickly and to take care of them between calls.

Anticipating LEED Silver Certification, this facility features pull-thru apparatus bays, open plan kitchen & dayroom, private bedrooms, and storm shelter.

The station also home to Fayetteville Arkansas Fire Department’s Special Operations teams, including both Hazmat and USAR.

From Sears to sanctuary.

While retailers work to fill their spaces amid ongoing turnover pressures, creative new uses are being explored to enhance shopping experiences and support foot traffic. One example of this is our conversion of a former Sears store in Fayetteville.

When Christ Church of Northwest Arkansas needed a new home, they found it in 50,000 SF of vacant retail space at the Northwest Arkansas Mall. The goal was to turn a windowless box with a low roof and a rigid column grid into a space that feels "deeply authentic, simple, and serene."

We organized the building around a central fellowship hall that leads to an 850-seat Worship Center, opened up by removing 10 columns and concealing beams and ducts to gain height. A 100-seat chapel inspired by John Wesley's New Room in Bristol provides a quieter place for reflection, with light drawn down to the pulpit through a central ceiling form.

Adaptive reuse at its most meaningful.

It was great to celebrate the grand opening of Springdale Fire Station #10 this past Friday, and to see the broadcast segment featured on Yahoo News. MBL Architecture was proud to design this new 10,000 sq. ft. facility on Wagon Wheel Road, now serving as the Springdale Fire Department's primary hazardous materials station as North Springdale continues to grow.

Springdale Fire Station #10 includes three pull-through apparatus bays, eight single-occupancy bedrooms with ensuite bathrooms, dedicated decontamination and fitness spaces, a kitchen, day rooms and additional support spaces. The station returns to the prototype’s original footprint and pairs it with an entirely new palette of exterior materials.

“A prototype gives us a proven starting point, but every station still has to answer to its own site and its own service area,” said Ashley Mauldin, AIA, Director of Civic Projects at MBL. “Station #10 returns to the original footprint because that is what north Springdale needed. What changed is nearly everything around it, from the exterior materials to the systems inside, so the building feels new to the crews without giving up the layout they already trust.”

Thank you to the Springdale Fire Department and the City of Springdale, AR - Mayor's Office for another decade of great partnership.

Construction is officially underway on Jefferson Renewed.

In February 2023, Potter's House NWA purchased the historic building and land originally known as Jefferson Elementary School, with a vision to transform its once-empty halls into a home for preschool classrooms, adult education programs, and space for the community to gather and grow. MBL Architecture is proud to serve as the architect on the project, helping bring that vision to life for South Fayetteville. Stay tuned for the final results.

This morning, we were honored to attend the 14th annual Memorial Stair Climb at the University of Arkansas Donald W. Reynolds Razorback Stadium.

Participants, including many MBL partners who we’ve designed fire stations for, climbed 110 flights of stadium stairs to match the height of the World Trade Center towers and honor the first responders and victims of the 2001 attacks.

The tradition is a moving tribute to the heroes who made the ultimate sacrifice that day and continue to keep us safe. We are eternally grateful and inspired by their courage.
