Flooding often impacts crawl spaces before damage is visible inside the home. Taking the right steps early can protect your health and help your insurance claim go more smoothly.



📸 Document Everything First

Before any removal or cleanup:
• Take photos and video of standing water
• Capture wet insulation, submerged ductwork, and v***r barrier
• Document mud lines on walls and piers
This documentation is critical for insurance coverage.



🧾 Understand “Category 3” Water (Insurance Term)

Insurance carriers and restoration standards classify river or sewage-impacted flooding as Category 3 water, meaning it is grossly contaminated.

Because of this:
• Porous materials cannot be cleaned or saved
• Items such as v***r barrier, insulation, flex duct, and often even metal ducting are typically recommended for removal and replacement, not cleaning



🧱 V***r Barrier & Insulation: Remove ASAP
• Flooded v***r barrier should be removed as soon as possible
• Wet insulation must also be removed promptly
• These materials trap moisture and contamination
• Removing them allows the crawl space to begin drying properly and reduces mold and odor risk

This customer called Blue Line Home Services for a free crawl space inspection before selling their home. They did not want to fail inspection. The customers crawl space was completely destroyed by rodents and would not have passed. Blue Line Home Services came in, did a complete demo of insulation and ducting. We then completed a rodent exclusion and a new crawl space door to prevent rodents from entering again. After that was completed, we air sealed the crawl space and installed new insulation. Our team then installed a new metal trunk line with flexible R8 ducting, which was the clients preference. Water pipe insulation was installed and a fresh new v***r barrier to prevent any ground moisture from coming into the crawl.

The Blue Line team can whole heartedly says that this clients crawl space will pass inspection with flying colors!

Our professional team completely gutted the crawl space, completed rodent exclusion, and installed all brand-new ductwork, insulation, and v***r barrier. DEPUTIES SHOT IN FEBRUARY TO RETURN TO ACTIVE DUTY
We can't imagine a better Christmas present!

Whatcom County, WA – On February 10, 2022, Deputy Thompson and Deputy Rathbun (shown in the photo) responded to a neighborhood dispute in the Kendall area. While investigating the dispute, an armed suspect shot both deputies in the head.

Since then, Deputies Rathbun and Thompson have each undergone numerous medical procedures and treatments and have recently been evaluated and cleared to return to full active duty as Whatcom County Sheriff Deputies.

Deputy Thompson has served with WCSO since December 2008. In addition to his duties as Patrol Deputy serving the Foothills area, he is on the Crisis Negotiation Team. Deputy Rathbun started his career at WCSO as a Corrections Deputy in 2006 and moved to a Patrol Deputy in July 2008. He is a member of SWAT and also a Defensive Tactics Instructor.

“Both of us are proud and happy to be able to recover and come back to serve Whatcom County,” said Deputy Thompson, on behalf of himself and Deputy Rathbun.

“Deputy Rathbun and Deputy Thompson not only fought to survive the deadly attack that was launched against them last February; they courageously battled to recover from their wounds and return to fulfill their passion for serving and protecting the community,” said Sheriff Bill Elfo. “We at the Sheriff’s Office are eternally grateful to all who made their survival and recovery possible. From the armed citizens who helped protect them on the day of the attack; to the fire service and health care professionals who rendered treatment; to the good people of our community who offered prayers, well-wishes, and overwhelming support for our deputies. We can never thank you enough.”
