New Hampshire’s new tiny-home law is now in effect. As of September 13, 2026, state law defines a tiny house as a dwelling of 600 sq. ft. or less, excluding lofts, that meets state building-code provisions. A qualifying tiny house on wheels is built on a trailer chassis without motive power and, when constructed for human habitation, is not considered a camp trailer or recreational vehicle.

The law creates a clearer framework for tiny homes and yurts as single-family or accessory dwellings, while applicable local land-use rules, building standards, and water and wastewater requirements still matter. A specific property’s eligibility depends on those requirements.
