Growth doesn't always mean moving. Sometimes, it means making room.

UA Local 370 Plumbers & Pipe Fitters needed additional space to better support its organization and the people it serves.

Rather than starting somewhere new, the solution was to build on what was already there.

SFA designed a 7,705-square-foot addition featuring a new hall with capacity for approximately 250 people, along with a new kitchen.

The result? More room for the organization to gather, connect, and continue growing, all while remaining at its existing facility.

What if you've outgrown your building, but not your location?

Your team needs more room. Operations are getting tight. Maybe you've added services, equipment, or people that your building was never designed to accommodate.

But the location? That still works.

That's when expansion may be worth exploring.

An addition can give your business room to grow while allowing you to keep the location, customer base, and community presence you've already established.

But having open space on your property doesn't necessarily mean you can build on it. Parking, utilities, zoning, setbacks, stormwater requirements, and future growth all need to be part of the conversation.

You know what you want to change. So, what happens next?

Once a commercial renovation moves beyond cosmetic repairs and into work requiring permitted construction documents, working with a licensed architect isn't just a good idea; it's part of the process.

In Michigan, construction documents required for a building permit generally must be sealed and signed by a Michigan-licensed architect or professional engineer, subject to applicable exceptions.

Why?

Because even a change that seems straightforward can affect building code, accessibility, exiting, structural conditions, and mechanical or electrical systems.
So, knowing what you want to change is a great start.

Sometimes, the right space is the one you already have.

When Bay Metro Central Bus Station needed updates, the answer wasn't starting over. It was reinvesting in the existing facility.
SFA renovated 2,475 square feet of the Bay City station, working within the existing building to give the space its next chapter.
