How often should a commercial lot be sealcoated? Our recommendation is every 2-3 years, depending on how much traffic the surface takes and what condition it's in. Sealcoating shields asphalt from moisture and ultraviolet oxidation, which is what dries pavement out and lets cracks start. Staying on a cycle costs far less than catching up after the damage is already done.

Crack repair might be the most important step you can take for your pavement.

Our process starts by widening the crack for adhesion, then clearing it with compressed air and a 2,800-degree heat lance to remove dirt, debris, and moisture.

We fill it with hot rubberized joint sealant that meets federal specifications, broadcasting silica sand when needed.

The result flexes with temperature instead of reopening. Left alone, an open crack lets water into the sub-base, one of the leading causes of pavement failure.

When a lot has failed past the point repair can fix, replacement starts by saw-cutting out the damaged area and hauling away the old asphalt.

From there we inspect the exposed sub-base for issues before anything new goes down, because replacement is meant to fix the root cause, not just the surface symptoms.

Depending on the size and extent of the damage, the job can take several days, and the new surface needs to cure before line striping goes on.

These two words get used interchangeably and they shouldn't be.

Resurfacing adds a new asphalt layer over an existing surface that is still structurally sound. Replacement means removing the old pavement entirely and rebuilding from the base up.

Resurfacing is usually less expensive and faster, but it only works when the underlying issues are minimal.

Which one you need depends on what's happening below the surface, not on top of it.

Concrete looks indestructible right up until it isn't.

The tell most people miss is a white, chalky residue around a crack - that's moisture pushing through the surface, and where there's moisture there's usually rebar corroding underneath.

Flaking, discoloration, sinking sections, and exposed aggregate are the other five-minute checks worth doing on your walkways and pads.

Prompt evaluation prevents the expensive version of this repair.
