These two words get used interchangeably and they shouldn't be.

Resurfacing adds a new asphalt layer over an existing surface that is still structurally sound. Replacement means removing the old pavement entirely and rebuilding from the base up.

Resurfacing is usually less expensive and faster, but it only works when the underlying issues are minimal.

Which one you need depends on what's happening below the surface, not on top of it.

Worn ADA symbols and fire lanes create real compliance and liability exposure, and unclear stalls make a lot harder to use.

Concrete looks indestructible right up until it isn't.

The tell most people miss is a white, chalky residue around a crack - that's moisture pushing through the surface, and where there's moisture there's usually rebar corroding underneath.

Flaking, discoloration, sinking sections, and exposed aggregate are the other five-minute checks worth doing on your walkways and pads.
