August has been another exciting month for Commonwealth as we continue to celebrate two more major milestones in two states—a tax credit award in Kansas and a closing in Ohio!

2nd Avenue Commons, a $14.3 million affordable housing development in Leavenworth, Kansas, has received federal and state Low-Income Housing Tax Credits (LIHTC) from the Kansas Housing Resources Corporation (KHRC).

This development will bring 43 affordable 1, 2, and 3-bedroom homes, serving households earning between 30-60% of the Area Median Income (AMI). Five residential buildings will feature single-story, cottage-style homes with private entrances and patios, along with a clubhouse with a community room, fitness center, business center, on-site management and maintenance offices, and an outdoor playground and BBQ area.

Closing is anticipated in April 2027, with construction commencing shortly thereafter, and completion expected in May 2028. We’re grateful to KHRC and our project partners for their support and look forward to bringing this development to life!

We are also thrilled to celebrate the August 19th closing of The Station, a $19.7 million affordable housing development that will bring 72 new 1, 2, and 3-bedroom homes to Marion, Ohio!

The development will feature three enclosed garden-style, walk-up buildings and a clubhouse with a community room and computer stations, fitness center, and an on-site property management office. Residents will also be able to enjoy outdoor amenities, including a playground, covered picnic pavilion, and dog park.

We are grateful to the many partners who helped make this closing possible including the Ohio Housing Finance Agency, Huntington National Bank, Ohio Capital Corporation for Housing (OCCH), Columbus-Franklin County Finance Authority, Churchill Stateside Group, MARION HOUSING AUTHORITY, Marion Port Authority, M+A, and Marous Brothers Construction.

Last week, we were thrilled to celebrate our third Grand Opening this summer—this time at The Collective on 13th in Charles City, Iowa—a milestone that represents more than new apartment homes. While this development brings 40 high-quality, affordable homes to the community, it also supports continued growth, opportunity, and long-term neighborhood investment in Charles City.

Another Grand Opening in the books! Last Thursday, we proudly celebrated the Grand Opening of The Corridor and Oshkosh Child Development Center (OCDC) in Oshkosh, Wisconsin! This exciting milestone marks the completion of a transformative development that helps address two critical community needs by bringing 55 affordable apartment homes and the area's first licensed two-shift child development center to downtown Oshkosh.

What exciting news to start the summer—Commonwealth has been awarded Low-Income Housing Tax Credits for developments in both Wisconsin and Iowa!

Heritage Lofts at Lincoln has received $721,711 in federal housing tax credits and $521,401 in state tax credits to support the adaptive reuse of the former Lincoln Middle School in La Crosse, Wisconsin. This $20.4M development will create 51 affordable 1-, 2-, and 3-bedroom homes for families earning between 30% and 80% of the Area Median Income (AMI). Residents will enjoy access to a community room, fitness and business centers, indoor basketball courts, an auditorium, office space, and outdoor amenities including a playground and bike racks.

In Iowa, The Web received a combined $1.7M in housing tax credits toward a $19.3 million development in Sioux City. The project will bring 54 affordable 1-, 2-, and 3-bedroom homes to families earning between 40% and 80% of AMI. The development includes the adaptive reuse of the historic Webster/LAMB Elementary School, creating 12 apartment homes within that building, along with two new-construction walk-up buildings consisting of the additional 42 units. Residents will also have access to a large community room, fitness and business centers, office space, and numerous nearby family-oriented amenities.

A sincere thank you to Wisconsin Housing and Economic Development Authority (WHEDA) and Iowa Finance Authority for their support of these developments, along with the City of La Crosse, the Sioux City, Iowa Government and Heritage Lofts at Lincoln’s development partner, Wisconsin Partnership for Housing Development . Both projects align with local redevelopment goals, preserve historically significant buildings that have been vacant, and help address the growing need for quality affordable housing in their communities. It's a win-win-win.

We’re proud to announce the successful closing of Ark River Residences in Wichita, Kansas! A major milestone as this is The Commonwealth Companies first project in the state.

This development represents an exciting step forward in expanding our affordable housing footprint and deepening our commitment to serving communities across new markets.

Ark River Residences will bring 42 units of high-quality multifamily housing to Wichita, serving individuals and families earning between 30% and 60% of the Area Median Income. The community will offer a mix of 1, 2, and 3-bedroom apartments, along with a standalone clubhouse featuring onsite property management, community room with a patio area, business center, fitness center, and an outdoor play area.

This project was made possible through strong public and private partnerships. We’re especially grateful for the critical role of the City of Wichita Kansas HOME funds and Kansas Housing Resources Corporation (KHRC) whose administration of HOME and National Housing Trust Fund resources provides deeper affordability and ensures that communities like Ark River can reach residents with the greatest housing needs. These resources help bridge financing gaps and make it possible to serve lower-income households while maintaining long-term affordability. These HUD-supported programs are vital tools in expanding access to safe, stable housing across Kansas.

Central Wisconsin recently brought together housing leaders for a full-day Housing Summit focused on tackling some of our region’s biggest challenges. Commonwealth’s Managing VP of Development, Tyler Sheeran, joined four fellow affordable housing experts for a panel on funding future small-scale development projects. The session sparked strong attendance, meaningful conversation, and a range of innovative, practical ideas to help drive future success.
