Prepping your home to sell? The hardest part isn't any one fix — it's knowing what to do FIRST.

Here's the 4-week countdown we walk Northern Colorado sellers through:

🗓️ Week 4 — Walk the house with a notepad. List everything, fix nothing yet.
🔧 Week 3 — Handle systems & safety first: detectors, GFCIs, leaks, filters. These are the items most likely to surprise you.

Summer is the busiest season for showings in Northern Colorado — which also means it's the season where the outside of your home gets looked at the hardest.

Longer days bring more evening tours. More listings on the market means more comparisons. And a few things only really show up in July and August: a swamp cooler or window unit that hasn't been serviced, roof and gutter wear from spring hailstorms, a lawn that can't hide a dead patch the way it could in a cooler month.
None of it is complicated. All of it is the kind of thing a buyer notices in the first ten minutes of a showing.

Most sellers brace for the big number — the roof, the furnace, the kitchen they're sure a buyer will want redone. 🧰

But the fixes that move the closing-table math the most cost less than a tank of gas in parts. Caulk. A pack of bulbs. An outlet cover. A smoke detector.

Here's the mechanism: a buyer's inspector goes through your home a foot from every surface, in writing. A stack of little deferred items does two things — the buyer asks for credits, and they start wondering what else got let go. That second part is the expensive one.

Handle the small stuff before the report is written and you protect both: the credits you don't give, and the offer that doesn't get discounted because your home reads cared for.

In our Northern Colorado market, skipping these can add up to roughly $1,500–$2,000 in first-round credit asks — plus a softer offer, a swing that can run into the thousands. (Ranges are illustrative NoCo estimates; your home and inspector will vary.)

Most of what I do in a day isn't the big stuff. It's the small things — a tube of caulk, a fresh outlet cover, a door that finally latches on the first try, a smoke detector that's actually in date. None of it is glamorous. All of it adds up when a buyer's inspector starts taking notes.
That's the whole idea behind this week's blog: the cheapest fixes are usually the ones that protect the biggest number at closing. Small money in front beats handing thousands over at the settlement table.
