Many seasonal residents are returning soon, and a home that sat empty through summer storms may have a roof issue no one has noticed yet. A lifted shingle, a clogged gutter, or a small leak can sit for months and get worse quietly.

Before a home is occupied again, do a ground level roof look, check ceilings and upstairs rooms for stains, and make sure gutters and downspouts are clear and directing water away from the foundation. Keep a dated photo for each property, so you have a clear record going into the drier months.

Before deciding, compare the specified materials, tear-off and disposal, flashing work, and how any necessary decking repairs would be priced. Read the warranty terms as well.

If a line is unclear, ask for it to be explained in writing. That makes the comparison more useful.
